Realtors, selling an antique home or historic property doesn’t have to be complicated, and having the right structural expert on your side could save you money in the long run.

Historic homes (and barns!) have unique structural needs. That’s why it’s important to have someone who understands the inner workings of older properties and can identify potential repairs before they become costly surprises.

Just like anything, you should always hire an expert, and that includes working with a structural restoration specialist who has decades of experience working with historic properties.

Our clients have peace of mind knowing the work we do is designed to extend the life of their property. And if you’re closing on a home, identifying and addressing issues early could even help save on closing costs.

Antique homes and barns naturally have character and imperfections, but knowing the difference between “old charm” and a potential structural issue is important for the safety and longevity of your property.

New cracks, sticking doors and windows, uneven floors, sagging beams, or signs of water damage are all worth a closer look.

With historic properties, the right solution isn’t always obvious. Understanding the original construction and materials is key to restoring the structure properly while preserving what makes it unique.

Don’t let a structural issue become bigger and more expensive down the road.

If you’ve noticed changes in your historic barn or colonial home, reach out to Brad at Colonial Restorations. We can help you understand what you’re seeing and determine the right next step.

Every antique home and barn has a history... and we'd say these are some pretty cool finds!

As we work on these buildings, we occasionally uncover pieces of their past… old radios, signs that tell part of the building's story, and decorations that have been tucked away for decades.

Some offer a glimpse into the people who once occupied or worked there, while others are directly connected to the property's history.

One of the best parts of our work is preserving the history of these homes while giving them the structural support to last another 100 years or more.

If you're having work done on your property, make sure the contractor you hired has a permit.

Building permits help protect homeowners by ensuring the work is completed to current building codes and inspected throughout the process. If your contractor tells you a permit isn't necessary, don't be afraid to ask why.

As we wrap up our work in Florence, it's really just the beginning of this barn's next chapter.

We’re often the first team on site, assessing structural damage and restoring the building’s framework. For this project, our team replaced deteriorating beams and rebuilt sections of the substructure to create a strong, stable framework, carefully matching the barn’s original craftsmanship and character along the way.

When our work is complete, we leave knowing every improvement that follows is built on a solid structural foundation. More importantly, the homeowner can have confidence that this barn is structurally prepared to stand for another 100 years or more.

Before buying a historic home, stop and consider the condition and repairs needed in the years ahead.

We’ve evaluated hundreds of historic New England properties, and we know that buying an old home isn’t for everyone. The right inspection can help you identify structural concerns before closing and make a more informed decision.

If you're considering an older home, give us a call to schedule a structural evaluation. Understanding a property's structural condition before closing can help you make an informed decision and avoid unexpected repair costs down the road.
