Towards the end of last year, the DPP said that all permits, even commercial, would be through ePlans starting 2022. They changed their mind, and they’ve been accepting hard-copy all year long. That being said, if your commercial plans need routing, please let me know. My plate is pretty full, but I can help you if your project is ready! Take advantage of hard-copy routing while it’s still around! ⏰

Wonderful event this morning by + - it explored the current state and future of commercial real estate in Hawai‘i.
I was particularly inspired by Christine Camp’s conversations on overcoming the adversities we are facing with the redevelopment of our current spaces. I know much of this first hand with my business.
Our city & county permitting department is backlogged in the thousands (~5,000).🫠Homeowners, architects, and contractors islandwide are growing wary and impatient. Rightly so!
Christine’s suggestion is that we take action instead of griping. We should all write to our city council reps and ask that we return to “by right permitting.” This would allow minor projects such as fences and improvements to the home that do not alter the footprint, to be more easily and quickly permitted. Small projects should be reviewed and approved at a faster rate than sizable ground-up developments. Makes sense, right?
Lets inspire some change in our city - write to your local city council rep with your hurdles and ideas to overcome them.💡

This is not totally permitting related, but I love to work with architects and contractors who are involved in the desperately needed affordable housing projects on the island. Each year the City publishes its affordable housing Income Guidelines and Maximum Rents which are based on figures released by the U.S. Department of Housing and Urban Development. Typically, households qualify for AH rental units if they earn no more than 80% of the area median income (AMI) for Oahu, and qualify for AH for-sale units if they earn no more than 120% of the AMI. Hopefully we will see more AH being built in the coming years. 🙏🏘

A driveway variance is required for driveway approaches that deviate from city standards. For example, proposed driveway widths greater than the maximum allowed or less than the minimum allowed width will not be permitted without an approved driveway variance. Application for a driveway variance does not guarantee a variance will be granted. The proposed deviation shall be due to site constraints, or provide a benefit to the applicant without adversely impacting public use of the sidewalk or roadway. For review, you must fill out an application and bring a $200 fee for the DPP to review 📥

To accurately determine the official shoreline on your beachfront or oceanfront property, one must first obtain a Shoreline Survey. That survey is then reviewed and certified by the Hawaii Department of Land and Natural Resources (DNLR). The “Shoreline Certification” is a certification by the DNLR of the State of Hawaii of the survey which measures the high-tide line and officially determines the shoreline of a property. Since the survey must be done in the season of the year in which the highest wash of the waves occur and must take into account many days of measurement, you may have to wait several months to obtain the Certification for a particular beachfront property. If you need one done, let me know and I can recommend you to an experienced expert. 🌴 🌈

Did you know that even ePlans submissions can sometimes require driving to external agencies? I’m here at the state waste water building. This meter upgrade permit requires state WWB approval Bc there is a cesspool on the property. Lmk if you need assistance with your permitting. It’s what I do 🤙
