What is an examination of title:

A thorough inspection of the recorded documents pertaining to a tract of land's history of ownership in the county or parish office that houses those documents physically or virtually.

Title examinations are performed by attorneys or Landmen who look for gaps in the chain of title, ambiguities or anything that would cast a cloud on the present owner's claim to the property. The Attorney examiner will then set forth in a written opinion the facts and instruments that, in his judgement are necessary to make the title marketable or legally defensible. Oil and Gas Leases

Oil and gas are valuable commodities. It ’s presence beneath your land “could mean” extra income if you choose to grant a lease to an exploration company. There is however no guarantee that oil & gas or other minerals are beneath your land.

Exploration companies employ or contract with a professional called a "Landman" to acquire leases of mineral rights to land with potential reserves of oil and gas. Not all Landmen work for exploration companies.

You may have already been approached by a Landman who has asked you to sign a lease that allows a company to drill on your property.

ROYALTY PROVISION
An Oil & Gas Lease gives an oil & gas company the right to drill on a landowner's land. In addition to the a bonus, that is given to the landowner as an incentive to sign the lease. The oil & gas company also gives the landowner a royalty. The royalty provision defines how much money the landowner will receive as royalty. The royalty is referred to in the lease on a percentage or fractional basis ranging generally from 1/8 to 1/4 or 12.5% to 25%.
