Every agent in Houston is doing the exact same thing. Are you one of them?

You post listings. You send newsletters. You say you're "client-focused" and "results-driven."

So does the other 47,000 agents in the Houston metro.

Let me be straight with you. The basics are not a differentiator. They're the entry fee.

Here's what actually sets top agents apart:

πŸ”‘ You niche down. Stop trying to serve everyone. The agent who owns a zip code, a price point, or a property type will always out-earn the generalist chasing every deal.

πŸ”‘ You build a real referral system. Not a "hope they call me back" plan. A structured process. Regular touchpoints. Specific asks. Agents who get consistent referrals don't wait on them. They engineer them.

πŸ”‘ You invest in your transaction experience. The deal isn't just the deal. It's every email, every update, every closing day moment. Your clients should walk away feeling like they worked with a professional, not just an agent. That's your brand.

πŸ”‘ You partner with people who add value. Your title rep, your lender, your inspector should be assets to your client, not just names on a vendor list. The right partners make you look better at every closing.

πŸ”‘ You show up consistently before you need to. The agents who win in a slow market started building in the good market. Content, relationships, and community presence don't happen overnight. Start now.

The market is crowded. The agents who win long-term are not the ones who do more. They're the ones who do it differently.

Send me a message and let's talk about where your business is right now and where it could be.

That decision is this: I am not waiting until October to get serious.

While most agents are mentally checked out because it is hot outside and the kids are out of school, the ones who are going to dominate the end of this year are already moving. Right now. In June.

So what does locking in for year end success actually look like in the middle of summer? Here is the real answer:

πŸ“‹ Do your mid year business audit right now
Not in September. Now. Look at your numbers, your pipeline, your conversion rate, and your relationships. Where are you actually at versus where you said you would be in January?

πŸ“ž Get back in front of your database before the holiday slowdown hits
Summer is the perfect time to reconnect. People are more relaxed, more responsive, and more open to conversation. Use that.

🀝 Tighten your vendor relationships
Your title rep, your lender, your inspector. Build those relationships deep right now so when the fall market picks up you are not scrambling to pull a team together.

🧠 Get into a room and learn something
Every agent who invests in their education this summer shows up to Q4 with sharper tools than the competition. Classes, workshops, coaching. Do not wait.

πŸ“… Outline your Q4 strategy today
You do not have to have every detail figured out. But you need a direction. The agents who walk into September with a plan will lap the ones who are still trying to find their footing.

Here is the truth nobody wants to say out loud. Most agents will waste June, coast through July, and then panic in October wondering why the year did not go the way they planned.

Do not be that agent.

πŸ‘‡ If you are ready to lock in right now and build a real strategy for the second half of 2026, send me a message and let's get to work. Summer is not a break. It is a head start.

A good title company protects your client, protects your deal, and has your back when things get complicated. And they will get complicated.

At Open Title of Texas, we know your name before the deal closes. That is the standard.

I have been in rooms with agents at every level and I keep hearing the same things over and over again.

And honestly? Some of these beliefs are the exact reason agents stay stuck.

These are not just opinions. These are patterns I see killing real estate careers in Houston every single day. Agents who are talented, hardworking, and motivated but are operating on bad information that nobody ever bothered to correct.

πŸ’¬ Drop a comment and tell me which myth you are the most tired of hearing. And if any of these have been quietly holding your business back, schedule a coaching session with me and let's get to work.

I did not get into this industry just to push files across a closing table.

I got into it because I genuinely believe that most agents are sitting on way more potential than they are actually using. And a big part of my job is helping them see that.

When I am in front of a room teaching, I am not reading off a slide deck. I am pulling from:

🏠 Real conversations
πŸ“‹ Real deals
⚑ Real mistakes
πŸ† Real wins

If you are a Houston area agent who is serious about growth, this is the room you want to be in.

πŸ‘‡ Drop a comment below and tell me: what is ONE real estate class or training topic you wish someone would actually sit down and teach you the right way? I read every single one.

While everybody else is slowing down because it is hot outside, the serious agents are out here stacking deals, building pipelines, and closing files.

June in Houston is not slow. June in Houston is a filter. It separates the ones who are building a business from the ones who are just holding a license.

If you are ready to actually work this summer, send me a message and let's talk about what that looks like for your business.

Packed room. Real conversations. Zero fluff.

The agents who stay curious are the ones who stay competitive.
If you were in this room, you already know. If you missed it, that is okay, but make sure you are on the list for the next one because we are not slowing down.

If you want to be notified about the next session, follow the page and turn on notifications.
No gatekeeping. No upsells. Just straight knowledge for agents who are serious about building something real in Texas real estate.

You've been using the same title company for years. But when's the last time they actually showed up for you?

Loyalty is a value. But loyalty that isn't reciprocated with results, responsiveness, and real support?

I see agents stay silent when their title rep goes MIA at the closing table. Stay quiet when fees aren't explained. Keep sending referrals to someone who hasn't invested a single dollar or hour back into their business.

Here's the truth: your loyalty should be earned, not assumed.

Ask these questions. If you're hesitating on more than two, you should find a new partner. πŸ‘‡

THE ELC TITLE PARTNER CHECKLIST

01. Do they answer the phone when a deal is on the line?

02. Can they clearly explain the HUD/CD to your clients?

03. Do they proactively catch title issues before closing day?

04. Are they investing back into YOUR business?

05. Do they know Texas-specific title law and TREC requirements?

06. Have they ever communicated a problem before you had to ask?

07. Would you confidently refer your best client to them again?

THE ELC STANDARD: Loyalty is a two-way street. If your title partner isn't passing this checklist, they're not your partner. They're just familiar.

You work too hard to close deals just to hand them to someone who won't protect them. Demand better. You've earned it.

Another event invite just hit your inbox. That's 4 this week. It's only Tuesday.

Let's be honest, half of those "networking events" are just somebody's excuse to sell you something in a room with bad appetizers and a cash bar.

Your time is your most valuable asset. More valuable than any deal you'll close this month. And the fastest way to stay busy without building anything is to spend every evening shaking hands with people who can't move your business forward.

So before you RSVP yes to the next one, run it through this checklist. If it doesn't pass, decline. πŸ‘‡

THE ELC EVENT CHECKLIST

01. Who is actually in the room?
Decision makers, potential clients, or referral partners, not just other agents looking for leads too.

02. Is there a clear agenda or purpose?
"Come network!" is not an agenda. Vague events produce vague results.

03. Who is hosting, and why?
If the host profits from your attendance more than you do, that's a clue.

04. Can you name one person you NEED to meet there?
Go with a target. Wandering a room with no objective is just socializing on a schedule.

05. Does the timing cost you money?
If you're skipping a client call, follow-up, or family time, the event better be worth the trade.

06. Have you seen real ROI from this type of event before?
Referrals, contracts, or real relationships, not just Instagram content and a free drink.

THE ELC RULE: If you can't answer yes to at least 3 of these, that's a no. Protect your calendar like it's a listing.

Busy isn't a business plan. Be selective. Be intentional. Show up where it counts and skip the rest without guilt.

Drop a πŸ™‹ if you've sat through an event and immediately regretted going.

Today isn't about the cookout.
It's about the ones who never came home.
Every flag. Every folded uniform. Every empty seat at a family table, that's the real cost of the life we get to live, build, and grow in.

πŸ‡ΊπŸ‡Έ Rest easy, heroes. Your sacrifice is the foundation everything else is built on.
