Neil’s Bahr, for the first time ever, is looking for a next-door neighbor!
Between Neil’s (Suite C) and the cornerstore (Suite A) is Suite B, a 1100sqft open space with a single bathroom, and a small office. The electric, HVAC and plumbing are all built out already but otherwise no other buildout has been done. It’s a clean slate.
As per our current lease with the gas station our Suite B neighbor CANNOT be a liquor store, a bar, vape/smoke shop, coffee shop (so don’t ask lol). It also can’t have an ATM. Basically don’t do stuff that you’d find at the cornerstore.
Essentially we’re looking for a small restaurant that has a lot of take-out potential. Priorities are pizzeria and sandwich shop. Burger place, wing place, goddamn ziplock bags of spaghetti, I don’t care but I’m looking for food first. I’ll listen to some other business proposals outside of food but just know that they are probably not at the top of my list.
I would be your landlord which is perfect because if you didn’t hate me for other reasons this would give you a really good one.
Lease term would be $4000/month, 2yr term with a 1 year renewal option. All the other standard commercial lease terms would apply (security deposit, general liability insurance, direct deposit schedule, credit check etc)
Even the smallest restaurants require serious buildout and permitting so this opportunity is not recommended for any applicants that do not already have some working capital or investor lined up. It’s also not for beginners, so if this would be your FIRST business startup I will be asking for a resume concerning your work experience. Just a heads up!
