About the Role

We are looking for a highly skilled and self-driven SMS Marketing Manager to run our entire SMS marketing operation for real estate land investing. This is not an entry-level or task-based role. We need someone who can own the process end-to-end, build systems, improve performance, and consistently generate qualified leads.

You will work closely with our Marketing Expert and the CEO, contributing strategically and operationally to scale our outbound SMS campaigns.

Required Experience (Must-Have)
• Hands-on experience with REI Pebble, Follow Up Boss, REIreplay, Launch Control, Smarter Contact, and GoHighLevel (GHL)
• Proven background in Real Estate SMS marketing, preferably land investing or off-market acquisitions
• Strong understanding of A2P compliance, deliverability, and carrier filtering

Key Responsibilities
• Manage the entire SMS marketing operation, including:
• Skip tracing
• Cleaning and organizing spreadsheets
• Data mapping and list preparation
• Uploading lists into SMS platforms
• Create and optimize:
• SMS workflows and automations
• Initial outreach messages and follow-up sequences
• AI-assisted responses and automations
• Handle and respond to incoming SMS conversations
• Generate and qualify leads consistently
• Monitor and improve:
• Delivery rates
• Response rates
• Campaign performance
• Build reports and track KPIs
• Proactively identify issues and bring solutions, not problems
• Continuously improve systems and workflows without needing step-by-step instructions
