Customer called me to inspect and quote a job after their contractor failed clearance testing. At first, I was actually glad to see the area at least contained — and honestly, containment doesn’t have to look pretty. As long as it serves its purpose, that part can be okay.

But the longer I looked at the work, the more obvious it became that whoever performed this remediation had absolutely no understanding of what actually needs to be done on a mold job.

And this is not some complex medical/CIRS project. This is a basic water damage and mold remediation job. Even by standard water damage industry expectations, this is poor quality work.

If the company or technician who performed this work sees this post, call me. Seriously. I’ll gladly explain what was done wrong and even show you how to do it properly. There’s nothing wrong with making mistakes or not knowing something — everybody learns. What’s not okay is doing this kind of work carelessly, without understanding the consequences, especially when families, kids, and someone’s property are involved.

It’s a serious issue!!

In Houston and beyond, improper HVAC systems, poor attic ventilation, inadequate insulation, or pressure differentials can create real mold risks.

This supply plenum feeds air back into your home.
And this is the air you breathe.

A supply plenum is the distribution box where all ductwork connects to the HVAC system.

Even when air samples come back “clean” or within acceptable MAC lab ranges, it can still be enough to affect more sensitive individuals.

Do you truly think cleaning is enough?

Some of you know me, some of you don’t.

My name is George, and I run Lone Star Pro Services here in Houston. Today I shared a few videos from one of our job sites to show what mold remediation actually looks like in the field.

To be honest, I’m not the best at Instagram.
But I’ve been thinking… there aren’t many mold remediators actually talking about what we do from our side.

You’ll see a lot from consultants, doctors, and other professionals—but not much from the people doing the work every day.

So I want to try and change that.

I don’t know how often I’ll post, but I’ll do my best to share real situations:
• what we look for
• how the process actually works
• what’s done right (and what’s not)

Mold can be stressful, confusing, and yes—sometimes expensive.
But the more people understand what’s really happening, the better decisions they can make.

Inside the containment.

This is what it looks like from the inside once everything is up and running. Negative air in place, dehumidifier running, and additional dust barriers set up in areas like the master closet and bathroom to keep everything controlled. There are a few more things that didn’t make it into the video—an extra air scrubber in the master bedroom running in recirculation mode, another negative air machine ventilating through the master bath window, inside the master bath, and designated area where all of our tools are staged.

Team is working in full PPE, following proper protocols, and we’re double-bagging and sealing debris before it leaves the containment.

(And yeah… I tried to walk in real quick without full PPE—my guys weren’t having it. Got kicked right back out 😄)

Continuation from the previous setup.

Here’s a closer look at how the containment is actually functioning in real time. Manometer readings are holding between -5 to -6 Pa, confirming proper negative pressure.

We also ran a smoke test—you can clearly see airflow pulling inward, exactly what we want to prevent cross-contamination.

Airflow is controlled, pressure is holding, and everything is working together before any demolition starts. This is what proper setup looks like: planning, control, and attention to detail.

New project containment setup review.

We verified negative pressure and divided the home into multiple controlled zones. Dust barriers were installed throughout to allow for safe, controlled demolition.

In this case, the entire house functions as one large containment, so the plastic doesn’t have to be perfect, but we still keep it clean and professional.

You’ll also notice filtered openings in the plastic. These allow proper airflow and prevent the containment from collapsing while maintaining pressure.

An exceptional event the in Houston.

As a mold remediation contractor, our job is more than just removing mold, many can do that. We have get to the source of the problem and help to fix it properly. We have to help clients understand why it happened in the first place and how to prevent it moving forward. If it’s not fixed at the source, it’s coming back. That’s what separates a good contractor from a bad one.

There’s no way to do this properly without understanding how buildings work the building envelope, HVAC systems, thermal performance, and moisture dynamics.

It’s a privilege to learn, network, and continuously improve. Building science, best practices, and real-world building solutions events like this are where we grow. You never know whats in your walls…

Mold growth indoors isn’t just a cosmetic issue — it can release mycotoxins, toxic compounds that may affect the respiratory system, immune response, and even neurological health. Prolonged exposure can trigger allergies, asthma, fatigue, and other chronic symptoms. Regular inspection and proper remediation are essential to maintaining a safe, healthy living environment.

Earlier this year, the homeowners had water damage and thought everything was properly dried.
Months later, they noticed something wasn’t right and called a construction company they trusted to take a closer look.
When the contractor opened the back and bottom panels behind the kitchen cabinets, they discovered severe mold contamination — probably one of the worst I’ve seen in Houston.
They removed some of the panels and kept them sealed for evidence for their insurance, which was the right call.
They immediately stopped the work and called us for proper containment.
We’ve now isolated the area and installed an air scrubber inside to keep it safe until the homeowner decides on the next steps.
A good reminder: even after water damage is “fixed,” it’s smart to test or inspect for mold later. Hidden growth can stay unnoticed for months.
