Don’t Be “That” Agent!
I see these posts every day.
And I’ve got news for ya’…
Posts like this are DESTROYING your business.
There are a few things wrong with this type of marketing.
First, telling your potential sellers ((or WORSE, your active listings)) that it’s easy and simple to get a home sold that fast and over asking in a day is completely DIMINISHING the value you bring to the table.
The sellers that see this are thinking… why would I pay a real estate agent all this money if everything is going over asking price in a day??
Second, it BEGS the question… How much money was left on table?? 😳 hhmmm…
Next, if you work with buyers, it freaks them out.
Finally, the ONE THING MISSING from this post is the MAGIC you bring to the table. The REAL PROBLEM you solve to get a home sold this fast and for this much.
For example: This home had it’s challenges -or- this seller was in a difficult situation, and we managed to get their home sold quickly for top dollar BECAUSE of our HYPER TARGETED marking plan. We were able to find the UNIQUE and PERFECT buyer for this home though because we had a great marketing plan. Our social media presence is second to none and so is the rest of our HOME SELLING SYSTEM.
I’m just riffing as I write this but you get the picture.
Your marketing should SOLVE problems for your sellers and your UNIQUE ABILTY is why they should list with you. Tell a story. Be sure it is real and truthful.
