I reviewed 200+ contractor proposals over my career. Here are the 3 things that made me say yes every time.

Years ago, I needed a landscaping crew for a massive multi-family property. I received five bids. Four were handwritten on carbon-copy paper or sent as plain text emails.

The fifth came as a clean, branded PDF. It included a clear scope of work, proof of insurance attached upfront, and three references from similar properties. I didn't even negotiate the price.
