When a builder offers a mortgage rate far below the market, is there always a catch?

Not necessarily. The builder may be paying to buy down the rate to help sell the home. That may be valuable—but verify the structure, the cost, and the complete transaction.

Mortgage rates update — week ending October 16, 2026
The 30-year fixed held at 7.40% this week (unchanged from last week, 6.27% a year ago). That ends seven straight weekly increases, though it's still the highest since Nov 2023. The 15-year slipped to 6.71%; FHA about 6.91%.
Why? A hot inflation report shook the bond market midweek, then Treasury yields eased on Thursday. Mortgage rates follow those yields, so the next few weeks are worth watching. If you're house hunting: figure your budget at today's rate, ask lenders about a float-down option, and compare quotes on the same day. Not sure where you stand? I'm happy to help.
