Another exciting milestone for housing in Riverside County!

Riverside County recently approved Amendment No. 9 to the Wi******er 1800 Specific Plan, paving the way for Meritage Homes’ Benton & Washington project. The new neighborhood will bring up to 148 market-rate homes, roadway improvements, and an expansion of the adjacent Fieldview Park to the County’s Southwest Area Plan area.

By converting underutilized commercial land into new housing opportunities, the project will provide more options for future residents while enhancing recreational amenities for the surrounding community.

On behalf of Meritage Homes, T&B Planning led the entitlement effort and provided comprehensive planning and CEQA services, working closely with Riverside County staff, Valley-Wide Recreation & Park District, and the consultant team throughout the approval process.

Congratulations to Meritage Homes and the entire project team on this achievement! We’re proud to help bring this new neighborhood closer to reality.

Another great year attending CREDA SoCal’s Night at the Fights - one of the industry’s premier events!

T&B’s Tina Prater and Amy Flores had the opportunity to attend this year as guests of Urban Crossroads, and as always, it was quite the production! From the incredible organization and energy to the opportunity to connect with industry colleagues, this event never disappoints. It’s always great to step away from the day-to-day, catch up with familiar faces, make new connections, and enjoy time with colleagues outside the usual work environment.

Events like these are a great reminder that the relationships we build along the way are just as valuable as the work we do. Already looking forward to next year!

It was a great day on the course, reconnecting with City staff, clients, and industry partners while supporting an important cause. We always appreciate opportunities like this to strengthen the relationships and partnerships that are so important to our work.

September was a busy one for T&B Planning, with our team taking part in several industry events across Southern California.

We co-hosted the Rutan / T&B Planning Happy Hour, bringing together city managers, council members, and staff from Irvine, Duarte, Menifee, Torrance, La Quinta, and other communities.

T&B also sponsored the California Land & Housing Forecast, where Nicole Morse, Julia Malisos, and Roxanne Vidrio joined discussions on housing market conditions, entitlement challenges, and moving projects toward final engineering.

At the CREDA Industry Outlook, we caught up with industry colleagues and heard perspectives on the market and what’s ahead for development.

We also had a reason to celebrate back at the office as we surprised Tracy for her birthday. In the middle of a full calendar, moments like these give us a chance to enjoy some time together as a team.

Thank you to everyone who was part of our September. October is already shaping up to be another active month, and we look forward to sharing more soon.

T&B Planning thanks CREDA Inland Empire for organizing and hosting a fantastic annual Industry Update.

Tracy Zinn was joined by Dan Darnell and Robert Chute on a panel answering questions from John Condas about how developers, capital partners, and entitlement experts are dealing with regulatory and environmental risks during due diligence entitlement.

We also want to recognize other hard-working consultants in the room who sponsored the event and regularly support our work moving unentitled sites to fully entitled! Urban Crossroads and ECM Management, along with the keynote speaker James Breeze and an amazing panel of brokers representing Colliers, JLL, CBRE, and Lee & Associates.
