ETM's trusted advisors secured significant entitlement approvals for The Landings at Saint Johns, a Pulte and Del Webb community located on Greenbriar Road within the St. Johns County Northwest Sector.

Our team helped secure the land use approvals needed to increase the property's development potential from just 300 homes to more than 1,300, including 761 units for an active-adult (55+) community, all while accounting for significant on-site wetland preservation.

The project also delivered real benefits for the surrounding area, including the widening of Greenbriar Road and a traffic solution to ease school-related congestion nearby.

ULI North Florida Awards for Excellence - Project Finalist Spotlight: One Tower Court

Located along the St. Johns River in Downtown Jacksonville, One Tower Court is a 142,000-square-foot Class A office tower and a foundational component of the Jacksonville Shipyards redevelopment.

ETM served as civil engineer of record for One Tower Court and the broader Shipyards site, establishing infrastructure that connects the development to the surrounding riverfront. The complex waterfront site required coordination of grading, drainage, utilities, access and permitting across multiple developments.

The project is part of the continued build-out of Jacksonville's Sports & Entertainment District.

Recognition for this project reflects work across a large team: Shanna Collective, IMPACT Development Management, HKS, kasper architects + associates, PCL Construction, Auld & White Constructors, and the many design, engineering and project partners involved.

The new Marina Support Building at Met Park Marina is now open, another milestone for the Jacksonville Shipyards and Downtown Jacksonville’s transformation into a premier waterfront destination.

ETM provided civil engineering for the Marina Support Building and landscape architecture for the adjacent park and event lawn, helping bring together the infrastructure and public space. Our work included the site design and coordination needed to make the marina building functional and resilient while creating a landscape that connects the waterfront, Riverwalk, event lawn, and surrounding development.

Earlier this month, we celebrated the official ribbon cutting for this milestone project. ULI North Florida Awards for Excellence - Project Finalist Spotlight: RISE Doro

RISE Doro brought together redevelopment, historic context, pedestrian connectivity and the requirements of building within Jacksonville’s Sports & Entertainment District.

ETM helped navigate the project from planning and Downtown Development Review Board approval through site development, incorporating the history of the former George Doro Fixture Company while creating a 247-unit mixed-use community designed for an evolving Downtown.

Following the 2024 fire, the project team rebuilt, and RISE Doro reopened in 2026, bringing new residential density within walking distance of Jacksonville’s sports, entertainment and riverfront destinations.

We recognize RISE Development, RISE Construction and the City of Jacksonville, along with the broader project team, for the collaboration and persistence behind RISE Doro.

Operational Excellence: Mowing, Landscaping and Maintenance within America’s Largest MS4

Using the City of Jacksonville’s program as a case study, Alexa and Daniel will break down how asset management systems, GIS integration, and automated workflows can be used to manage a maintenance program that includes 4,380 assets, 8 contractors, 13 inspectors, and 8,000-17,000 acres of mowing per month.

ULI North Florida Awards for Excellence - Project Finalist Spotlight: Alfred DuPont Place Reconstruction & FIS Global Headquarters

The FIS Global Headquarters brought more than a new 12-story corporate headquarters to Jacksonville’s Brooklyn neighborhood. The project also required rethinking the infrastructure and connections surrounding it.

ETM served as civil engineer for the FIS campus and led the reconstruction of Alfred DuPont Place, integrating the public roadway with the private development. Our work included roadway design, grading, drainage, utilities, signalization and improved pedestrian and bicycle connections to the Northbank Riverwalk and Sidney J. Gefen Riverwalk Park.

The result is a more connected corridor between Riverside Avenue and the St. Johns River that supports both the FIS campus and the surrounding Brooklyn neighborhood.

We recognize FIS, Hines, Gensler, Lemon Brooke, and Gilbane, along with the broader project team, for the collaboration behind this significant Downtown Jacksonville project.
