Now that I have your attention, lets talk about on site septic systems! Like everything, they have a life span. Although maintenance helps (regular pumping), they still do not last forever.
The most common failures we see are:
- Tanks collapsing (due to age, or ground pressure from being drove over)
- Bio-mat developing that does not allow effluent (waste water) to leach away. Bio-mat works as a sealing layer between drainfield components and soil.
- Undersized systems that can not handle the load being put on it
Ex. Less people lived in the house when system was installed
- Tree roots growing into components or squeezing pipes causing failure or back up.
If you think your system is nearing the end of its life, or has given you problems in the past, it may be time to consider a replacement system before you are dealing with backups. I give a free consultation and sometimes a small simple fix is all you need.
Keep in mind if you are considering selling or buying a home, often times septic systems do not meet current requirements and need to be updated before banks will finance a property. Plan accordingly to keep that process moving!
