Well, we’ve decided to share a not so well kept secret. Shelly and I acquired Professional Title Services of Arkansas on January 1, and we couldn’t be more excited. We are so thankful to Steve May, the former owner and manager, for this amazing opportunity. He has moved to Oxford, MS with his wife, Kelly, to pursue new opportunities. He’s left us with a top notch, fantastic staff who has accepted us like family, and an awesome brand that we will continue to grow and support. I am still the managing partner of my and Drew’s law firm, Gardner Milner, PLLC, and will be managing Professional Title Services. We now have under one roof our rich history of exceptional legal services now complemented by real estate title insurance, closing, escrow, 1031 like-kind exchange, and land surveying services. Building a fence without an accurate measurement of property lines can be disastrous. You could even find yourself having to tear down the entire fence and start over from scratch. You can save yourself a lot of trouble by hiring a professional land surveyor in the first place!

If a fence lies between you and your neighbor’s house, you may want to figure out who owns a shared fence. If it falls on their property, they are responsible for all maintenance, and if it falls directly on the property line, you share those costs with your neighbor. You will need an accurate survey for your fence line, or it could cost more in the long run. The same is true for tree and shrub lines.

One way to be an informed buyer is to get the land surveyed. A survey will not only show exactly where the property lines lie, it might also reveal unknown easements, encroachments, and boundary issues that could cause problems later.
