I fully understand why people hate inspectors. a friend of mine received this inspection report that he commissioned.
The homeowners' concerns are many end joints of the installed wood flooring have gaps along the end joints, exposed glue along the long boards and why did the installer use only the long boards in the living room are and not the random boards provided.
The installed wood flooring is installed in the foyer, dining room, family room, 3 bedrooms 1-13-26.
At first glance I'm noticing end joints having gapes throughout the installed areas.
Using a spark plug feeler gauges .25 -.635mm is the average throughout, about the thickness of a business card in 18 locations throughout the installed areas
Using a 6' metal level and placing across the long sides of the planks, it was noticed to have a ½'' hump in the center of the floor.
Using a Mini Lingo moisture meter set on 25 at a depth of ¾, placing the meter on the surface of the installed laminate, the meter was reading 5.0-10.0 solid throughout.
The homeowner mentioned that the installer used a floor sealer, before they installed the wood flooring, but didn't know what the actual product was, nothing was left over.
Visually looking around the flooring, I'm noting the baseboards very tight to the installed LVT throughout the installed areas.
Using a 6' metal ruler, I tried in many areas to insert the ruler under the baseboard and was unable in most areas to properly check for proper spacing.
Using a dental too, attempting to see if the locking mechanisms at the end joints were broken, unable to confirm.
This inspector claims to be certified by FCITS and NOFMA.
But he calls the product inspected 3 different things, wood, laminate, and LVT.
