After a long week of Inspections, this was the cherry on top. Remember to check your HVAC system and ensure it is maintained! When moisture sources are left unchecked and humidity is greater than 60%, secondary damages like this become more likely to occur. I take the time to perform a thorough visual inspection prior to sampling to ensure a quality, cost-effective and detailed assessment & protocol can be provided.

Mold is naturally present in our environment, so finding some level during sampling is normal. The goal of a proper mold assessment isn’t just to collect air samples and review lab results; the goal is to determine whether a home reflects a Condition 1 environment (normal fungal ecology). That requires a thorough inspection, identifying moisture or building-related issues, reviewing past water events, and considering occupant concerns along with appropriate sampling and documentation.

If a Condition 2 (elevated settled spores without visible growth) or Condition 3 (active mold growth, visible or hidden) environment is identified, a remediation protocol is developed. This protocol provides clear guidance for a licensed remediation contractor to properly return the home to a Condition 1 environment, and typically serves as the document required to obtain an accurate estimate from a licensed remediation contractor.

That smell in your kitchen? It might be lurking in the interstitial spaces of your kitchen cabinetry. Directly under the sink, and only found by inserting a borescope into a small hole, signs of water damage and microbial growth are clearly evident.

Air sampling in this area revealed Stachybotrys - a mold that is known to produce toxic mycotoxins whether "dead" or alive. The "musty odors" we smell are MVOCS (Microbial Volatile Organic Compounds). By the time we smell these musty odors, mold has already taken hold and started to grow. Removal is the only way to ensure safe and effective remediation.

If you are feeling sick inside your home and those symptoms resolve when you leave, only to return when you get back, you may have hidden molds present in your home.

This kitchen Island showed no outward signs of damage, only a faint smell whenever the cabinet doors opened. Finding and remediating issues like this is extremely important to my clients. Luckily, that's the kind of service we provide here.

In the mold world, we have a "2-Foot" rule. We remove at least 2F further than the last visible point of mold. We do this because the area of visible contamination is not typically the extent of the damage.

Photo 1: UV Lights can help us see patterns, stains, and otherwise invisible contaminations. Fancy tools don't make an inspector great; a great inspector knows how to utilize the tools in their kit.

A small, unnoticed leak over time can have disastrous consequences for your kitchen.

The seal to the spray hose had been broken for a little while, but nothing seemed wrong. There was a slight smell every once in a while, but nothing ever showed up.

It wasn't until a separate issue in the home prompted my client to ask me to check the wet areas of the home to find that smell. Sure enough, immediately under the island that smelly smell appeared and my eyeballs went wide. Further inspection into space below the cabinets revealed further moisture damage that would have gone unnoticed for a long time.

Chaetomium was present in the tape sample taken here. Chaetomium is often found close to Stachybotrys "Black Mold", but is its own distinct variety and is known to produce toxic mycotoxins (Chaetoglobosin).

A relatively quick inspection of wet areas may have revealed mold damage in an undesirable and inconvenient area, but removing that mold properly would certainly result in a better quality of living for the future; the decision was made in a heartbeat.

Red Flag 🚩

You had a drain line leak, but the mitigation company you hired cut a few holes in your exterior wall, put some fans and dehumidifiers and called it a day... or seven.
They came back to monitor and told you that everything was dry and they can get those repairs done super quick! Awesome, Right?

The next pictures here are what the inside of that wall cavity looks like. Wet insulation remains in place, heavy staining on is present on framing materials, and visible growth and discoloration are present.

Added air movement, in an attempt to dry the building materials, served as the delivery mechanism for proliferating spores to travel from the kitchen to several other areas of the home.

Mold is heavily regulated in Texas; hire licensed assessors and remediators for your projects and save yourself the headache.
