One of the most important things I do for my buyers happens before we ever submit an offer.

I pick up the phone and call the listing agent.

Why? Because the strongest offer isn’t always the highest one.

I want to understand what’s most important to the seller. Of course price matters, but sometimes it’s the closing timeline, occupancy, or another detail that can make all the difference.

Anyone can fill out paperwork. My job is to advocate for my buyers, uncover opportunities that others may miss, and position their offer to be as strong and competitive as possible.

It’s a strategy I’ve used with my buyers from the very beginning, and it’s one I’ll continue to use because every client deserves more than a one-size-fits-all approach. They deserve thoughtful representation, clear communication, and an agent who’s willing to do the work.

Thinking the listing agent is working for them.

The truth is simple:

The listing agent works for the seller. Not the buyer. Let me say that again - THE LISTING AGENT WORKS FOR THE SELLER and has their best interests in mind, not the buyer.

As a buyer, you deserve someone whose sole focus is protecting your interests, negotiating on your behalf, and helping you achieve the best possible outcome.

This is especially important in the luxury market, where negotiations, contract terms, inspections, and pricing strategies can mean thousands—or even tens of thousands—of dollars.

Before you call the number on the sign, ask yourself:
