Today, as recently mandated by the Coastal Commission, the Laguna Beach City Council wil be making a change to our ADU Code that will require anyone creating a garage ADU conversion to replace the parking from the garage on site.

We are seeing more and more homeowners with R-2 lots requesting info about adding 2 ADUs on their property. Two are allowed (but 2-story high duplex isn’t do-able).

We are pleased to be helping a homeowner in a property zoned R2 create an ADU with an interior conversion. It will be blocked off from the rest of one unit and have its own entrance, bathroom and kitchen.

Yesterday, the architect and I met with the owner of a multi-family, R-2 zoned property who wants to create an ADU inside existing non-livable storage space. It will be 400 square feet. Important to note: the new Laguna ADU Ordinance states that the new ADU project on a multi-unit property can be 25% of the existing # of the other units (combined # of units).
