LAND BANKING: YOU DON’T HAVE TO BUILD TO OWN LAND
When people think about purchasing land, they often assume they need an immediate plan to build something on it.
That isn’t necessarily the case.
One approach is called land banking.
The basic idea is simple:
BUY → OWN → HOLD → WAIT
A land-banking buyer may purchase vacant land in an area they believe has long-term potential and simply hold the property while watching what happens around it over time.
That might include changes involving:
ROADS • BUSINESSES • HOUSING • JOBS • TRANSPORTATION • INFRASTRUCTURE
The buyer doesn’t have to predict exactly what will happen—or when.
Instead, the important work happens before purchasing:
Where is the land?
Can I legally access it?
What is the zoning?
What utilities are available?
What is happening in the surrounding area?
Does the price make sense compared with other land?
Land banking is a long-term ownership strategy, not a guarantee of appreciation or profit. Every parcel is different, and surrounding growth or development may or may not occur.
But for someone who has thought about owning land and doesn’t necessarily need to develop it today, land banking is worth learning about.
