The Newport Beach Film Festival is underway.

Running October 15–22, the festival brings independent and international films, filmmakers and special events to venues throughout Newport Beach and the surrounding area.

It's become one of Orange County's signature cultural events—and another reminder of how much there is to experience close to home.

Mortgage rates affect much more than the cost of borrowing.

Even a relatively small rate change can affect a buyer's monthly payment, purchasing power and ultimately the price range they are comfortable considering.

That matters to sellers, too.

Changes in affordability can influence buyer activity, negotiating behavior and demand at different price points.

That's why I don't look at interest rates in isolation.

The important question is how rates, inventory, pricing and local demand are working together—and what that means for your particular situation.

There are often fewer competing listings, while buyers who remain active later in the year may have a more defined reason and timeline for making a move.

That doesn't mean fall is automatically the right time for everyone.

It means the best time to sell should be based on your goals, your neighborhood and the current competition—not simply the season.

Good timing helps. Good strategy matters even more.
