One for the books! Arguably one of the most unique properties in Port Orchard and by far the most unique property I have listed in my career.
We listed for top dollar in a shifting market, after the sellers had just purchased last August with another agent.
These buyers came in with an incredible offer. But they did some hefty inspections. Structural pest, structural engineer, foundation, roof, plumbing, electrical, you name it. They extended their inspection, and requested to extend again! We said “no way, you either want it or you don’t”.
They came at us with an even HEFTIER inspection repair list and I spent days negotiating back and forth and came to a settlement that worked in our seller’s favor.
The request in the buyer’s response just didn’t make sense to me. My job is to help people buy and sell, first and foremost. However, over the course of 4 years I have intentionally submerged myself in the general contractor world to learn the systems of homes. I have sat in on many bids, I have called and asked all of the questions, I have read through 100+ inspection reports.
There was no way that the dollar amount they were requesting is what they need for these repairs. So on behalf of my sellers, I consulted with numerous contractors and specialty contractors to get more accurate figures. Saving my sellers tens of thousands of dollars.
In the meantime, while negotiating this inspection… I’m reverse prospecting this listing still, picking up the phone, pushing out the listing continuously and lining up showings for other interested buyers so my sellers would have contingency plan.
From “they can’t move forward” to “they’ve really thought about it and want to move forward” in one weekend.
Nail biter for sure! But my sellers won. And they’re ecstatic with the outcome. I’d do it again!
