One for the books! Arguably one of the most unique properties in Port Orchard and by far the most unique property I have listed in my career.

We listed for top dollar in a shifting market, after the sellers had just purchased last August with another agent.

These buyers came in with an incredible offer. But they did some hefty inspections. Structural pest, structural engineer, foundation, roof, plumbing, electrical, you name it. They extended their inspection, and requested to extend again! We said “no way, you either want it or you don’t”.

They came at us with an even HEFTIER inspection repair list and I spent days negotiating back and forth and came to a settlement that worked in our seller’s favor.

The request in the buyer’s response just didn’t make sense to me. My job is to help people buy and sell, first and foremost. However, over the course of 4 years I have intentionally submerged myself in the general contractor world to learn the systems of homes. I have sat in on many bids, I have called and asked all of the questions, I have read through 100+ inspection reports.

There was no way that the dollar amount they were requesting is what they need for these repairs. So on behalf of my sellers, I consulted with numerous contractors and specialty contractors to get more accurate figures. Saving my sellers tens of thousands of dollars.

In the meantime, while negotiating this inspection… I’m reverse prospecting this listing still, picking up the phone, pushing out the listing continuously and lining up showings for other interested buyers so my sellers would have contingency plan.

From “they can’t move forward” to “they’ve really thought about it and want to move forward” in one weekend.

Nail biter for sure! But my sellers won. And they’re ecstatic with the outcome. I’d do it again!

Friendly reminder that IT IS OKAY to go at your own pace when it comes to home ownership. Don’t compare your journey to someone else’s.

I’m a huge proponent for real estate & home ownership. I believe in starting somewhere. I believe that real estate is the ultimate ‘long game’. Generational wealth, financial freedom, long term goals. It isn’t immediate. But it is rewarding. I bought my first house at 21, my second house at 24, raw land & built a house at 28. None of it was easy, we weren’t gifted any funds or handed anything but we did set goals and made it our priority.

I stand by what I tell my sellers. “It only takes one buyer.”

My behind the scenes work never stops. Trust me, trust the process & follow my guidance, I have you covered.

We are still receiving exceptional offers on our listings, at all price points & listing type. (Land, starter home, million dollar home, investor deal..) it’s just taking a little bit longer than we have been used to seeing.

I see the same motto from agents: price & perfect presentation = fast sales every time. I have to disagree at this current moment. Buyers are being picky, indecisive and getting cold feet. Rates aren’t drastically improved, prices remain, inventory has increased.

The average number of showings I have been seeing on my listings before receiving an offer: 14. That’s for homes priced between $350,000 and $950,000. The result: we are still getting signed around with full price & competitive offers, despite the time it took to receive the offer.

Long story short, trust me & the process. My guidance & your goal go hand in hand.

Thankful for the trust my sellers have put into me, this isn’t 2020/2021 anymore.
