A recent discussion with a veteran commercial cleaning operator got me thinking about something most cleaning companies probably don’t track closely enough:

Where is the next cleaning opportunity actually being created?

New construction matters because every new medical office, warehouse, school, apartment building, or office creates new cleanable space.

But that’s only part of it.

Opportunity also comes from existing buildings changing vendors, outsourcing cleaning for the first time, expanding scope, increasing service frequency, changing property managers, or bringing in new tenants.

The bigger lesson is to stop looking only at how large the cleaning industry is and start paying attention to what’s changing in your local market.

Construction. Vacancy. Relocations. Occupancy. New developments. Vendor turnover.

Most companies start prospecting after the building opens.

The better move may be knowing it’s coming while everyone else is still looking at dirt.

I’d start with the labor.

How long will the work actually take?

Then calculate labor, supplies, overhead, and profit.

Time first. Price second.
