🧨 Resorts Are Closing But Owners Are Still Being Billed
Club Wyndham owners are raising alarms after discovering that 2026 bookings have quietly vanished, without formal notice.
The issue first surfaced on the TUGBBS forum, where owners reported that some resorts no longer allow reservations beyond December 2025 and in some cases, have disappeared from the booking system altogether.
Despite this, owners are still receiving full invoices for 2026 maintenance fees.
🏚️ What Resorts Are Affected?
✅ Confirmed for Closure:
• Fairfield Glade, TN
(Local confirmation: Wyndham operations ending by December 2025)
⚠️ Resorts with Booking Blackouts or Removal from the System:
• Patriot’s Place, VA
• Bay Voyage Inn, RI
• Bentley Brook, MA
• Shawnee Village, PA
• Skyline Tower, NJ
• Overlook at Newport, RI
Wyndham has vaguely stated that a “handful” of legacy resorts are being removed, but no full list or timeline has been provided to owners.
💬 What Owners Are Saying (via TUGBBS):
“No 2026 inventory. No announcements. But we’re still being charged.”
“Member services had no answers.”
“It’s not just my resort — it’s happening everywhere.”
🧠 Lemon Lion’s Take:
This isn’t just about one resort. It’s a growing pattern affecting legacy properties across the country. And while resorts close down, contracts don’t.
Here’s what owners are being offered — and why it’s not really a choice:
🔹 Keep your current contract and keep paying for a resort you can’t use.
Maintenance fees are tied to your legal agreement with the resort management company (like Wyndham) not the physical property. So even if the resort is gone, the billing continues.
🔹 Upgrade into a new contract.
This may be pitched as a “solution,” but it typically means longer terms, more restrictions, and higher fees , locking you in deeper.
🔹 Let the developer “sell it for you.”
While this sounds like an easy out, most owners never see the promised proceeds. Often, it's just a delay tactic, keeping you inactive while they continue billing you.
⚠️ Bottom line: Whether your resort is closing or already gone, you're still stuck paying. And the only ones who benefit… are the resort companies.
