Fallbrook Residents-
Our Fallbrook HOA is working diligently to maintain the integrity of our beautiful neighborhood. As such, we have conducted a thorough review of the neighborhood as it relates to adherence to our Covenants. Below are key themes from the recent CCR (Covenants, Conditions & Restrictions) Review. We ask you to review your property and, if you are not in compliance, please work to rectify any items not in good standing.
We are planning to make another round this year in the spring and will be working with homeowners to ensure compliance.
To help address questions, we have set up an email account which is monitored by the HOA Board to ensure timely and accurate communication. You can send any questions you may have to this email address and we will respond as quickly as we are able.

Covenant Violations from Spring 2016 CCR Review:
1.Satellite dish placement. When facing the front of the residence, satellite dishes should not be visible.
2.Screening HVAC/Heat pump units. Some residents use grasses which is acceptable and growth time is allowed. If you do not have screening for your exterior HVAC unit, please install.
3.Landscaping-2 evergreen and 2 deciduous trees are required for “S” lots and 1 evergreen and 1 deciduous in "NU" lots. All 4 trees on “S” lots have to be in the front yard; 1 tree on “NU” needs to be in the front and 1 tree needs to be in the rear yard.
4.Replace dead trees with approved trees, including City of Lincoln required street trees.
5.Following design review process for exterior changes (structural or aesthetic changes, paint color, fencing, and landscaping). Changes to existing homes will follow a similar process to new construction. Typical time line for a decision is 2 weeks. Note: you do not need to hire an architect but you do need to submit a plan to ensure any changes reflect the spirit of the neighborhood and covenants.
6.Finishing homes within one year.
7.Outbuildings on property are not allowed. Unless otherwise approved via the design review process noted above, outbuildings and sheds are not permitted.
8.Signage is not allowed in the easement area or HOA property (political and otherwise). If you elect to have a sign in your yard, please do not place it in the easement area.
9.Construction sites: portable bathrooms and dumpsters are not allowed in the street or in the easement area. If you are building a home, please speak with your builder to move these into the designated areas.
