As 2020 winds to a close, I would like to thank all the staff for your tireless work throughout this challenging year to plan for and address the City’s housing needs! Alchemy is proud to have collaborated with City staff on approvals for 421 units of housing in 2020, including 43 units of low-income housing, with an additional 765 units currently under review, and 426 units in the pre-submittal design phase. Alchemy was proud to assist in obtaining Site Plan Review and AB 2162 Supportive Housing Project streamlining approvals for this 64-unit project with on-site supportive services in Watts, which City Council voted to award $10.2 million in financing this week. Congrats to and thank you to Eric Claros, Steve Garcia, and Connie Chauv of LA City Planning for a speedy approval of 69 days from application to determination!

Alchemy is proud to have represented this project, which received approval from the Los Angeles City Planning Commission this morning!

The development will create five new micro-units, including one Very Low Income affordable unit, while also maintaining the existing rent-stabilized four-unit apartment building on the site, allowing for densification without displacement of any existing residents.

The project will utilize modular concrete construction with no on-site parking, significantly reducing project costs and construction timeline. We hope this will serve as a model for future lower-cost, high-quality infill development!
