Eight years and thousands of transactions later, I’ve seen a lot from this side of the desk.

What works. What doesn’t. What agents spend way too much time doing themselves. And what the agents who seem to have figured it out do differently.

So naturally, instead of tackling the pile of actual work sitting on my desk this morning, I filmed myself drinking coffee so I can tell you about it on Instagram.

This is entrepreneurship in 2026, apparently. 😂

Such a fun day with the Local Realty Crew! Vibe Realty hosted us for a walking tour of downtown Woodstock with some history, historic homes and businesses, the Visitors Center and amphitheater. Then we ended at Reformation Brewing with a round from Nancy Wells at Allstate. 🍻

Thanks Vibe Realty for getting us out of the office and showing us around!

Tasted like my childhood, and sometimes TCs leave their desks.

I got to spend the day with Erin last week at a real estate event, and on our way out we stumbled across a Coca-Cola pop-up where they were making Cokes the old-fashioned way. Syrup in the cup, ice, soda water, stir.

It was basically this little limited-time chance to taste Coke the way it used to be made. It was ridiculously good.

But mostly I just really enjoyed spending the day with Erin. We work together every day, but actually getting to hang out for a whole day is rare. She’s funny, smart, incredibly dependable and just really, really good at her job.

10/10 Coke. 10/10 TC field trip.

Yesterday we spent some time on overdue chores. Our crawlspace resident 🐍 shed again and I planted a tree inside of this rotting stump hoping my great grandchildren will enjoys its shade. Oh. And the bees are obsessed with the liriope blooms.

This was not a small month-to-month change.

In the contracts submitted to RHRE:

• Conventional financing fell from 67.3% in June to 37.5% in July
• FHA financing rose from 5.5% to 23.2%
• Cash or no-financing contracts rose from 18.2% to 28.6%
• 25% of all contracts included a sale or lease contingency

These are RHRE contract statistics, not statewide market statistics, but the shift was large enough to make me curious.
