30% of our August contracts terminated. In September, it was 16%.

Average Due Diligence went from 7.2 to 7.6 days, contingent contracts doubled from 9% to 18%, and half of our September files were conventional loans. A lot of September buyers were getting serious ahead of the Fed meeting, which I think helped keep deals together. That’s my read, not something we measured.

The thing showing up in our files instead is low appraisals. I wrote about what the GAR exhibits say and the habit that helps most: save your comps when you list, every time you reduce, and when you write an offer. Then use them before the appraiser ever shows up.

GAR-Form-users with active contracts, we have another “state of emergency automatic extension” to contend with. If none of the parties to the contract need (or want) to utilize their new deadlines and closing dates, you probably want to execute a (or maybe another if you’ve been under contract since before 9/29) amendment confirming that all parties want to keep the deadlines the same. Consult your broker for more info.

The market is giving us something we don’t always have: TIME.

So use it to reconnect.

Call someone in your sphere. Not to ask if they’re thinking about buying or selling. Not to remind them you’re in real estate.

Just to say, “Hey, things are a little slower right now, and I have some time. What’s going on with you?”

No script. No sales pitch. No agenda.

Real estate is a relationship business. Let’s not get so caught up in the business that we forget about the relationships.

Four low appraisals in the past few weeks. That’s enough to get my attention. 👀

Got something under contract that hasn’t been appraised yet? I’d be working on that appraisal package now instead of waiting to see what comes back.

Anyone else seeing this?

Here’s what caught my attention in our September closings.

The average final list-price-to-purchase-price ratio was 98%.

But 40% of the homes sold at or ABOVE the final list price.

And here’s the part I found especially interesting: 67% of those at-or-above-list-price deals still included seller-paid closing costs.

There’s a lot more hiding in the numbers from the transactions that crossed our desks last month. I’m digging into them now and will share more in next week’s newsletter and blog post.
