🏡 Things I Notice That Buyers Don’t 👀

When you walk into a home you love, it’s easy to notice the beautiful kitchen, updated flooring, big backyard, or perfect paint colors.

As your Realtor®, I’m looking beyond the pretty stuff. 🔍

I’m paying attention to things like the age of the roof, plumbing, electrical, windows, foundation, and even how the floor plan actually functions for you.

That doesn’t mean I’m a home inspector — that’s their job! 😉 But experience teaches you what questions to ask, what deserves a closer look, and when something may be worth investigating before moving forward.

Because sometimes the little things can turn into BIG things later.

🏡 Have an Airbnb or vacation rental? They even offer delivery to participating Airbnbs in the local area, making it super easy for guests to get out, explore and enjoy everything our area has to offer.

🏡 Think you need a big down payment to buy a home? You may not!

A USDA Rural Development Loan can make homeownership much more affordable — and here in Michigan, USDA-eligible areas cover a surprisingly large portion of the state. 🌳🏠

Some of the potential benefits include:

✅ 0% down payment for eligible buyers
✅ 100% financing
✅ Competitive fixed interest rates
✅ Flexible qualifying guidelines
✅ Seller-paid closing costs may be allowed
✅ Available for eligible homes in many rural and suburban communities
✅ Income limits are based on household size and location

And here's the part that surprises a lot of buyers: “rural” doesn’t necessarily mean way out in the country! Many communities outside major urban areas may qualify for USDA financing.

📍 If you've been putting off buying because you're worried about saving thousands for a down payment, this is definitely an option worth asking your lender about.

Some people read romance novels… apparently I read real estate books. 😂🏡📚

A little behind the scenes of Realtor life! When I’m not showing homes, writing offers, answering questions, or scrolling the MLS, I’m always trying to learn something new.

Real estate is constantly changing, and the more I know, the better I can guide my clients through one of the biggest decisions they’ll make.

So yes… this is apparently what my reading list looks like now. 😂

One of the biggest misconceptions I hear is that you should wait until you’re completely ready to buy or sell before reaching out.

Actually… the earlier, the better! 🙌
