Knowles Auction Service in Marshall, IL will be accepting sealed opening bids for the Estate of Michael L. Spittler for 36.14 acres more or less in Martinsville Township, Clark County, IL. Property Description: This is a 36.14 acres more less tract with 8 acres more or less tillable in Martinsville Township, Clark County, IL. Situated just northeast of the Martinsville Fairgrounds and close to town, it would be a great building site. Spittler Estate: The property has historically been accessed via an existing gravel roadway connecting to a public road and running through the adjacent fairgrounds. This route has been openly and continuously used by the owners and their family for over 40 years. The roadway is also utilized by others, including individuals associated with the fairgrounds, local farmers, and service vehicles. There is no recorded easement across the fairgrounds. The property is being sold subject to this condition, and no guarantee of legal access is made by the Seller or Auction Company. Buyers are responsible for conducting their own due diligence regarding access.
TERMS: Announcements made the day of sale take precedence over written material. Bids must be received on or before 5:00 p.m. by June 9, 2026. The land shall be subject to existing farm tenancy for farm year 2026. Release of the farm tenancy for farm year 2027 will be the responsibility of the buyer. Farm is currently being farmed on crop shares, and the Buyer(s) will receive 1/3 of the crop for the year 2026. Upon acceptance of final bid, ten percent (10.00%) earnest money shall be immediately due and payable in certified funds. Bidder shall also execute a con- tract for purchase and sale of said parcels.
