Matrix Association Management provides management services to residential communities and commercial common interest developments in the greater bay area and Sacramento. The company was started by Edward Szaky at the request of Shelter Inc.in 2003. Shelter Inc.is an organization whose primary mission is to address the issue of homelessness in Contra Costa County, which is a larger problem than mos

t people realize in what is considered a generally affluent county. Szaky served on one of its committees and was asked to start a property management business to help the non-profit with cash flow. Szaky purchased the company in 2005 and founded Matrix Real Estate Services, Inc. with the intent of making this the parent corporation for the business. The original name of the company was Matrix Property Management, and the portfolio consisted of residential and commercial income properties. The company began to manage common interest developments (condominiums and planned unit developments) in 2004. This was a natural evolution for the company because Mr. Szaky had considerable experience in this facet of the management industry. Szaky sold the residential and commercial management divisions in April of 2010 to another firm and has focused exclusively on existing and new residential and commercial condominium and planned unit homeowners association management since that date. Financial Services:
We offer our clients the option of obtaining their financial services directly through outside service providers that specialize in common interest development accounting. This approach allows a client to seperate management and accounting services if they believe that such an approach is beneficial to them. Annual draft budget development
Operational Management: We provide all of the services that encompass the day to day operations of each development according to the vision of the board and needs of the individual community. This includes:
Architectural monitoring
Rules enforcement
Providing the board with management reports for each meeting
Periodic site inspections with results included in the management report

Vendor supervision and selection
Utility (water and electricity) monitoring and management

Strategic Planning:
Use of reserve study as a dynamic tool to guide the board in making long term financial decisions
Establishment of an annual calendar to guide the manager and board in keeping on schedule
Budgeting-we analyze your budget line by line to determine potential cost savings
Commit as many possible maintenance items to budget so that they are accounted for on an annual basis
