Running a dehumidifier but that musty smell keeps coming back?

A dehumidifier can be a great tool when excess humidity is the problem. It removes moisture from the air and can help make basements and other damp areas less hospitable to mold growth.

But there’s an important limitation:

A dehumidifier can control humidity. It cannot stop water from getting into your home.

If you have a plumbing leak, foundation seepage, a roof or window leak, wet insulation, or moisture trapped beneath flooring, the dehumidifier may help with the symptoms without correcting the source.

One clue to watch for: if the unit runs constantly, fills unusually quickly, or the smell improves and then returns, it may be worth asking where all that moisture is coming from.

“The wall feels dry.” That’s helpful, but it doesn’t always tell the whole story.

Walls and floors are made of layers.

A painted surface may feel dry while moisture remains in drywall, insulation, framing, or subflooring behind or beneath it.

A better question after a known leak is:

Did the materials behind the finished surface have enough time and airflow to dry?

That is one reason moisture meters and other evaluation tools can be useful when there is reason to suspect hidden moisture.

Does your basement smell worse after it rains?👃

If the odor consistently gets stronger after wet weather, the issue may involve more than indoor humidity.

Take a quick look outside:
• Are gutters overflowing?
• Do downspouts discharge close to the foundation?
• Does the ground slope toward the house?
• Are basement windows allowing water in?
• Is there dampness where the wall meets the floor?

If you notice an odor near one wall or corner, it’s natural to assume the source is right there.

But water can travel through framing, beneath flooring, and behind finished surfaces before you ever notice a smell or stain.

A helpful clue is to think about what sits above, beside, and behind the area where you notice the odor. Is there a bathroom nearby? A window? Plumbing? An exterior wall? A room above it?

The location of the smell matters, but so does what surrounds it.

Water can travel behind drywall, beneath flooring, and into areas that are not visible right away.

Once those areas are opened, things can change. Good documentation like photos, moisture readings, drying logs, measurements, and written notes can help explain newly discovered damage and why additional work may be necessary.

Sometimes, that documentation becomes the reason an insurance supplement is needed.
