🚧 Sometimes the Market Is Trying to Tell You Something 🚧

Every commercial real estate broker has that one property.

You know the one.

The restaurant space where seven concepts have come and gone.

The retail center that's been listed by four brokers.

The building that looks like a deal on paper but somehow eats every tenant, investor, and leasing plan that crosses its path.

As brokers, we're professional optimists. We believe every property can be leased, sold, repositioned, or saved.

But what if the market is trying to tell us something?

One of the hardest lessons I've learned during my career is that saying "No" can sometimes be more profitable than saying "Yes."

Time is our most valuable asset, and bad real estate has a way of consuming enormous amounts of it.

In this week's CRE Professor blog, I explore:

✅ Why some properties seem cursed

✅ The difference between being early and being wrong

✅ Red flags brokers and investors often ignore

✅ Why cheap real estate can become very expensive

✅ How learning to walk away can improve your business and your sanity.

Sometimes the best deal you'll ever make is the one you don't.

One of the hardest lessons I have learned in nearly four decades of commercial real estate is that not every property deserves to be saved. That sounds harsh coming from a broker.

🚨 RETAILERS: Welcome to the Retail Hunger Games. 🚨

One decent retail space hits the market and suddenly:

☕ Coffee concepts

🍗 Chicken chains

🥤 Smoothie operators

🦷 Dentists

…and somehow even a car wash operator are all fighting over the same 3,000 SF endcap.

Retail vacancy remains near historic lows while new construction continues to lag. Translation?

👉 Landlords have options.

👉 Retailers have competition.

👉 And the margin for error has never been smaller.

That’s exactly why retailers need a REAL retail tenant representative now more than ever.

Not your cousin who sells lake houses.

Not your residential friend who “also does commercial.”

A true retail specialist who understands:

✔ Market analytics

✔ Traffic patterns

✔ Co-tenancy

✔ Rent comps

✔ Site selection

✔ Landlord strategy

✔ And how to position your concept to WIN space.

Because today…

The highest rent doesn’t always win.

The best story, strongest operator, and smartest strategy often does.

In my latest CRE Professor blog, I break down:

🔥 Why the market has shifted back to landlords

🔥 Why second-generation space is disappearing fast

🔥 Why retailers are paying more for quality locations

🔥 And why experienced tenant representation can be the difference between growth and frustration.

The space may still exist…

…but somebody else is probably already negotiating the LOI.

Or How to Survive a Retail Real Estate Market Where Everybody Wants the Same 3,000 sf There was a time in retail real estate when landlords were chasing tenants harder than a freshman chasing free pizza at a college club meeting. Vacancy signs were everywhere.

What a day it was! The 16th Annual Harold Moss Make A Wish Golf Classic was everything we hoped for and more. The energy on the course, the generosity of our sponsors, and the heart of this community made May 21st a day none of us will forget.

To every golfer who teed up, every sponsor who invested, and every person who showed up for this cause, thank you from the bottom of our hearts. You made a real difference and the children whose wishes will be granted because of your support are better off because of YOU.
We are so incredibly proud of this community and we cannot wait to do it all again!
