Oklahoma ranch last week. The landowners were planning a new home site and needed a reliable water source for the property.

We started the survey where the house was going to go. Didn't find much there. Pulled up the results on the laptop right there in the field and walked the ranchers through it, then moved down to the bottom of the valley. Found a real source.

More effort to get the water back up to the house. But the alternative is drilling a hole at the home site that comes up dry, then drilling another one anyway. The survey saves that second drill bill - and saves the land from a hole it didn't need.

Out in Martin County last week, running a survey for a pivot farm. Before we drove out, we did a little homework using our database of Texas wells.

The county has a 78% success rate on drilling projects. Sounds good until you realize that means 22% of drills come up unsuccessful if you don't use any tech to look for the water first.

A pivot farm needs 75+ gpm. The industrial average in the county is around 170 ft. But the real question isn't how deep, it's where on the property. North side at 75 gpm, south side at 150 gpm potential. Same property, very different outcomes.

Texas realtors -

How often do you get asked: “Is there water on this property?”

We’ve spent years in the field across Texas running groundwater surveys, and we’ve seen how often big land decisions get made without clear data.

Some deals work out. Some don’t.

So we built the Texas Well Water Map.

It’s based on 3,200+ surveys we’ve personally run across Texas, combined with 20 years of well data, so you can evaluate a property before your client commits.

Land markets are evolving.

Understanding groundwater isn’t optional anymore, it’s strategic.

Speaking today at the 20th National Land Conference hosted by the Realtors Land Institute here in San Antonio.

The topic: Groundwater & Land Value - what every ranchland agent should know.

Water isn’t just a resource.

It’s a driver of land value, risk, and long-term opportunity.

It was a beautiful day out in Tom Green County. This ranch has water - and that's great 💧 - but Andrew explains why we were there anyway.

We usually leave small marker flags to show where surveys were taken. This customer had a different idea:

Buckets.

Bright. Visible. Impossible to miss. One of our most creative survey markers yet!

This tank takes a while to fill.

The well is pumping groundwater, just not very fast. When larger volumes are needed, they have to plan ahead and wait.

Instead of drilling deeper and hoping for a better result, this landowner wanted clarity first.

We identified multiple layers of groundwater just below the current pump depth and validated it before any new drilling attempt.

Sometimes the best move isn’t drilling again.

It’s understanding what you already have and making a smarter decision from there.

A couple of years ago, we came to the National Land Conference to learn from ranchland professionals across the country. At that conference, was honored to receive the Land Tech Accelerator Award. This year, Andrew will be back as a breakout session speaker, talking groundwater.

Most of you already talk about water in every deal - you're the experts! This session is about sharpening those conversations and using them to better advise your clients.

We’re looking forward to being part of the conversation at . See you in San Antonio 🤠!
