20-story, 360-unit mixed-use development approved for St. Pete’s EDGE District

PTM Partners, the group behind the EDGE Collective development in St. Pete's EDGE District, is moving forward with plans for a second phase of the project, further connecting Central Avenue and the Historic Gas Plant Development.
During a recent St. Petersburg City Council meeting, the councilmembers, meeting as the Community Redevelopment Agency (CRA), unanimously approved the second phase of the EDGE Collective project.
The $98.5 million project, dubbed EDGE Collective II, is the second phase of the EDGE Collective development that broke ground in January 2022 on the 1100 Block of Central Avenue.

Rising Consumer Confidence Boosts Apartment Demand
When consumers feel good about the economy, apartment demand makes notable strides.

When consumers feel good about the economy, apartment demand makes notable strides.

The University of Michigan’s Consumer Sentiment Index is a monthly survey that measures how Americans feel about spending money and the confidence they have in the future of the economy.

In 2022, consumer sentiment hit near 30-year lows as inflation climbed to a 40-year high and the Federal Reserve started hiking interest rates to combat that increase.

“While the economy was actually in good standing, it didn’t feel that way to consumers, who were paying more and more in interest rates throughout the year,” according to the report.

Things have been much better in 2023 with consumer confidence rising, inflation easing and the future looking more stable.

“While consumer sentiment is not as high as it was before the pandemic, it’s at least on its way up once again,” RealPage said. “As a result, household formation has improved, bolstering apartment demand.

Individuals’ confidence in their personal financial situation is making a difference, according to Brad Case, Chief Economist, Middleburg Communities.

He tells GlobeSt.com that empirical research has shown that one of the most important factors in encouraging people to form new households.

“The local unemployment rate is also a useful measure, but consumer confidence is what it’s all about,” Case said. “When confidence improves, people are willing to sign leases. It’s as simple as that.”

Anthony Tiritilli, president of development for residential real estate company Lynd, tells GlobeSt.com that there is no question that consumer confidence is closely correlated to apartment demand but perhaps not as directly as it is to retail sales.

“The difference being that, for the most part, apartments are filling a consumer need whereas most nonessential retail is filling a want,” Tiritilli said.

Society Atlanta tower has topped out over Midtown
Project includes 460 more apartments, offices, retail along Peachtree Street

A year and ½ after officially breaking ground, a mixed-use tower that’s promising a unique approach to urban living in the cosmopolitan heart of Atlanta has reached its highest point.
Officials with national real estate firm PMG, Toronto-based private equity and asset management company Greybrook Realty Partners, and general contractors Juneau Construction Company announced today the 31-story Society Atlanta tower has topped out at 811 Peachtree Street.
The 460-apartment project will qualify for what PMG calls its Society Living multifamily platform, which means a blend of traditional rentals and co-living—or “Rent-By-Bedroom”—options will be offered.
The concept was created to address an “insatiable demand for reasonable rents close to urban centers,” project officials have said, though specific rents for the Atlanta incarnation have yet to be specified.

PMG, Greybrook Accepting Tenants for Miami Mixed-Use Project

The developers of a 318-unit apartment complex and 50,000 square feet of retail space are accepting tenant applications at Society Wynwood, a Miami mixed-use project. PMG and Greybrook are heading up the project at 2431 N.W. 2nd Street. Tenants who have already signed on are Bodega Taqueria, Dave’s Hot Chicken, Starbucks, Chama De Fogo and Nacho Daddy.

Amenities at Society Wynwood will include a rooftop pool deck featuring a gym, a full-service restaurant and hot tub. Other amenities include a co-working lab with private conference rooms, gym and fitness studio, a picnic courtyard, social lounges, yoga lawn, smart package lockers and app-based keys. Rental rates will range from $ 1,830 to $5,525 per month.

PMG’s is introducing its Society Living brand for the first time in Miami with the Wynwood project. The project should be ready to accept move-ins February 2024.

Exclusive: 20-story tower to anchor second phase of the EDGE Collective mixed-use project in the EDGE District

The EDGE District of downtown St. Petersburg will continue its meteoric rise as PTM Partners has revealed to St. Pete Rising their plans for a new, walkable mixed-use development expected to bring luxury rentals, commercial spaces, dining and retail outlets, and parking to the burgeoning downtown neighborhood.

The project, dubbed EDGE Collective II, is a continuation of the adjacent EDGE Collective development that broke ground in January 2022 on the 1100 Block of Central Avenue.

The 500,000-square-foot development is situated directly across the street from the upcoming $6.5 billion Historic Gas Plant District redevelopment being spearheaded by The Rays and Hines.

“We are excited to continue to be a part of the further development of downtown St. Petersburg and the EDGE District with this second phase of the EDGE Collective,” said Michael Tillman, Chief Executive Officer at PTM Partners. “This mixed-use development has been, from the start, intended to deliver a mixed-use inclusionary development that enhances interconnectivity and improves the way we can live, work, and interact.”

Pair of Brooklyn Towers Top Out
PMG's project is on track for completion in early 2025.

Property Markets Group has topped off Society Brooklyn and Sackett Place, two adjacent residential towers in New York’s most populous borough. Situated at 267 Bond Street and 510 Sackett Street, respectively, the 21-story, mixed-use communities offer 517 apartments and 57,300 square feet of retail space. Society Brooklyn and Sackett Place have 34,000 and 23,300 square feet of commercial space available, respectively.
The towers’ construction takes place as New York undergoes the largest city-led rezoning endeavor in its history. Urban Atelier Group is the project’s construction manager. Completion is pegged for the first quarter of 2025.

Aria Development Tops Out The Florian in DC’s NoMa

Aria Development Group has finished topping out The Florian, a 388-unit apartment building in Washington, D.C.’s NoMa neighborhood, a project nearly five years in the making, Commercial Observer has learned.
The building replaced a long-gone Exxon gas station that Aria acquired in 2018 for $25.5 million. Combining the site with a previous $11 million acquisition of the adjacent parking lot, the company laid out plans for what was described at the time as a “prominent” building.

The result will be a 14-story luxury rental building at 1 Florida Avenue NE, at the corner of North Capitol Street Northeast. The first residents are expected this summer, with the entire project scheduled to be completed in the fourth quarter of 2024.
“We are pleased with the pace and progress of this transformational project,” Joshua Benaim, Aria’s founder and CEO, told CO. “The Florian will help weave back together the fabric of some of D.C.’s most beloved neighborhoods.”
