After a fire, it’s easy to focus on what looks “burned.” But smoke is sneaky. It can travel room-to-room (even from a nearby fire), and the residues and odors can settle on surfaces, get pulled into building systems, and soak into soft materials. Depending on the severity of a fire, it is possible that smoke is not readily visible but is still fully present in a room or throughout an impacted property.

For the following reasons, smoke can cause more damage than homeowners might expect:

• It spreads through the house. Smoke residues and odors can impact not just the fire room, but other rooms and even building systems like heating and air conditioning.
• It sinks into “soft” materials. Upholstery, carpet, clothing, drapes, and other porous items can hold odor and residue, which is why the smell can come back even after you clean the visible surfaces.
• It can affect electronics and metals. Soot can be acidic and corrosive, and smoke deposition is a known cause of corrosion and performance issues in electrical equipment.

If your home has smoke intrusion, document it early, avoid “masking” the problem with fragrances, and consider a professional assessment. Smoke cleanup is often about what’s inside materials and systems, not just what’s on the surface.

Before the Next Water Loss: Know How to Shut Off Your Water 💧🏠

Most serious water losses don’t start in a dramatic fashion. A washing machine hose fails, a supply line under a sink bursts, or a water heater connection lets go and suddenly water is spreading into floors, baseboards, and walls.

The difference between “a mess” and “a total gut job” is often how fast you can stop the water.

So, before you ever need it, take a few minutes and find your main water shutoff valve. Make sure you can actually reach it quickly (not buried behind storage), and show everyone in the house where it is and how to turn it off. If you want to make it even easier, put a simple label on it.

Also remember there are usually smaller shutoffs under sinks and behind toilets. Sometimes you can stop the damage even faster by shutting off just that fixture.

This is one of the simplest homeowner habits that can pay off huge. Remember, in the event of a leak, shut off the water fast, and you can shrink the damage, the repairs, and the headache.

Hurricane Season Tree Prep: Protect Your Property Before the Wind Arrives 🌳🌀🏠

When hurricane winds hit, trees are often the difference between a close call and a costly loss. A weak limb can become a missile. A heavy canopy can catch wind like a sail. The best time to reduce that risk is before a hurricane arrives.

Start with a quick yard walk. Look closely at each tree’s roots, trunk, bark, and major limbs—anything cracked, damaged, or hanging is a priority. If you’re unsure what’s risky, getting a certified arborist involved can help you make a safe plan.

Then focus on the basics that actually make a difference:

• Prune weak, damaged, or unhealthy branches and pay extra attention to lower limbs on younger trees. On older trees, cutting back long, heavy limbs can reduce leverage in high winds.
• Thin dense canopies so wind can move through the tree instead of pushing against it.
• Clear debris and loose items from the yard—fallen limbs, piles of leaves, and broken branches can all turn into flying hazards.
• Know what not to prune. Some trees (like many palms) are self-pruning and can be harmed by improper trimming.
