Twenty thousand contracts doesn't make you psychic. It does make some patterns impossible to unsee.
After enough years in this business, you start noticing things earlier.

The follow-up that cannot wait. The document worth reading one more time. The handoff that sounds fine but deserves another question.

That is not being psychic. It is what happens when experience turns into pattern recognition.

Thirty years later, I still believe the small things you notice early are often the things that keep a file moving later.

Why do Florida real estate agents need a lead-based paint disclosure?

It comes from a 1992 federal law meant to help protect people from lead hazards. For most homes built before 1978, buyers must get known lead information, available records and the EPA pamphlet before they sign. A seller's “no knowledge” answer doesn't mean the home has no lead.

Don't leave this for the closing table. Check the year built, confirm which rules apply, and document the buyer's lead inspection choice. Buyers generally get a 10-day inspection option, though the period can change by written agreement and buyers can waive it. Save this for your next pre-1978 listing or offer.

It may look like shampoo, soap, deodorant and everyday basics. But when someone is rebuilding, small comforts can carry something much bigger: dignity, care and the reminder that somebody thought about you.

Does VAC-15 count business days or calendar days?

The current Florida Realtors Vacant Land Contract uses calendar days for most periods. But periods of five days or less exclude weekends and national legal holidays, so don’t run every deadline the same way.

At intake, confirm the signed form and version, count from the property’s time zone, and read Paragraph 11 before loading deadlines. If a date lands on a weekend or holiday, follow the contract’s rollover rule and ask your broker or the Legal Hotline if anything is unclear.

Who’s paying the buyer’s broker on the current Florida compensation agreement?

Don’t guess. CASSB-1 gives two choices in Paragraph 1: the seller or the seller’s broker. Florida Realtors says there’s no default, and leaving it blank could create an enforceability problem later.

South Florida agents: before anyone signs, check the payer box, the listed/not-listed box, and the term. Make sure the compensation matches the deal, then ask your broker or the Florida Realtors Legal Hotline if anything is unclear.
