Geographically Focused: Moderno builds its developments in strategically promising neighborhoods near downtown Fort Lauderdale (mainly in Flagler Village and Victoria Park)

Product Focused: We specialize in the development of urban residential townhouses and apartment buildings

Design: All our projects have a strong modern/urban design style that displays a creative solution to the given environment. Exit Strategies: Although we only invest in projects with long term feasibility, throughout all our projects, we carefully structure flexible long term and short term exist strategies

Personally invested: Moderno managing partners personally invest between 10%-60% of the equity to develop each project

MARKETS WE OPERATE IN

Fort Lauderdale is a thriving metropolis that is growing and expanding exponentially. This urban city boasts a large international airport, cosmopolitan stores, arrays of restaurants, and several world class beaches. New developments have led to it becoming a center for arts and culture. Thousands of young professionals and couples are moving to Fort Lauderdale each month to grow their lives here. One of the most salient developments is the imminent arrival of the Brightline Express Train, a state-of- the-art rail system, which, will offer frequent express rides between Miami, Fort Lauderdale, West Palm Beach and Orlando. Both Flagler Village and Victoria Park have gone through a recent resurgence and are now rapidly becoming Fort Lauderdale’s trendiest spots. Developers, artists and residents have transformed the neighborhoods in to the budding and popular places they are today. These neighborhoods have become the ideal places to work, live and play. They are home to numerous new rental buildings and within minutes you can get to the beach, the airport, and the I-95. The Flagler Arts and Technology District and Music & Arts South of Sunrise is where artists, advertising agencies and web developers can be found. Pocket parks and urban gardens are “sprouting” throughout the neighborhoods as the fabric of the communities continue to develop and grow.

“Working for Moderno as a Project Manager has given me the opportunity to be involved in all different stages of our projects, from coordinating with architects, engineers, and contractors to helping move projects from planning into construction. What I enjoy most is being able to see a project come together from the ground up and working with the different teams involved to solve problems and keep everything moving forward. Every project brings something new, and there is always an opportunity to learn and take on something different.

Favorite Moderno Project :
“ One of the projects I’ve enjoyed working on most is the retail buildout at RIVR Lofts. Having the opportunity to work on the building after its completion and now help bring new projects and spaces to life has been a great experience. I’m especially excited for what’s ahead with ArtHaus and the other projects Moderno has coming up. There is a lot in the works, and I’m looking forward to seeing everything come together.” 🏙️ 🎨
