Actual Cash Value equals: Replacement Cost – Depreciation (Depreciation reflects age, condition, and expected lifespan.)

🏠 Replacement Cost (RC)

Replacement Cost coverage pays the amount necessary to repair or replace damaged property with materials of like kind and quality — without deducting for depreciation.

However, in most policies:

1. The carrier initially pays the Actual Cash Value (ACV).
2. You must complete repairs.
3. Then submit proof to recover the withheld depreciation.

If repairs aren’t completed, you may never receive the full replacement value.

📉 How Depreciation Is Calculated
