Tip for New York asbestos closeouts: independence matters.

The team that removes the hazard should not be the same team responsible for confirming the space is ready for reoccupancy.

Project monitoring, visual inspection, and independent air clearance help support credible project closeout and provide an additional layer of accountability during asbestos work.

For regulated projects, proper clearance procedures matter just as much as the removal itself, especially when schedules, occupants, and documentation are all tied to the final result.

Independent clearance helps keep closeout defensible from start to finish.

If you are closing out lead work in 2026, “looks clean” is not a strategy. Clearance is the proof.

Clearance dust standards for lead abatement have existed for years, but EPA’s updated post-abatement dust lead levels lowered the allowable thresholds in EPA-administered jurisdictions and states that have adopted the new standards.

Current updated levels are:

• 5 µg/ft² for floors
• 40 µg/ft² for window sills
• 100 µg/ft² for window troughs

New Jersey has not yet adopted these updated levels, but contractors, property managers, and abatement teams should still stay aware of evolving requirements and project-specific clearance expectations.

Clearance testing remains the step that confirms a space is ready for safe reoccupancy and project closeout.

Planning for clearance early helps avoid delays, recleaning, and closeout issues later.

Before the final bell, give the building one more IAQ closeout.

A short end-of-year walkthrough focused on moisture, ventilation, and known problem areas can help prevent larger indoor air quality issues over the summer.

Check drip pans, confirm humidity control, inspect storage areas and book rooms, and close out any unresolved leak or odor concerns. Identifying issues now is far easier than addressing them after buildings sit unused.

A little planning today helps ensure a smoother return in the fall.

Turnover season is the wrong time to discover that your lead paperwork, dust wipe plan, or testing schedule is not current.

For housing authorities, universities, and multifamily operators managing older properties, late May is the time to confirm reinspection timelines and plan ahead.

Building a clear schedule before move-outs begin helps avoid delays, supports compliance, and keeps units ready for the next occupants.

A little planning now can prevent bigger problems later.

Today, we remember and honor the men and women who gave their lives in service to our country.

Memorial Day is a time to reflect with gratitude and recognize the sacrifices made to protect our communities and the places we call home.

We pause today in remembrance.

Summer is when many schools and campuses finally get their project window.

It is also the worst time to discover that moisture issues were missed, problem areas were never fully assessed, or a musty space turns into a larger indoor air quality concern.

Mold problems are usually driven by moisture, and any planned renovation or building downtime makes it even more important to identify and address those conditions ahead of time.

Taking a proactive approach helps avoid delays, supports healthier indoor environments, and keeps projects moving once summer work begins.

Lead compliance problems usually start before demolition day.

For many small contractors, missed requirements come down to timing, not intent. Waiting too long to confirm building age, occupancy, testing needs, and certified renovator requirements can create unnecessary delays and risk.

A simple pre-project checklist can make a big difference:

Confirm building age
Identify child-occupied spaces
Arrange testing early
Assign a certified renovator
Plan containment and cleanup documentation

Taking a few minutes to plan ahead helps keep projects compliant and on schedule.

Before the building quiets down for summer, give every classroom, office, storage room, and library one last moisture and ventilation check.

End-of-year closeout is one of the easiest ways to prevent a June mold issue or indoor air quality complaint. Small problems are easier to address now than after buildings sit unused.

A quick walkthrough focused on moisture, airflow, and known problem areas can help keep your building in good condition and ready for the next school year.

Same project, different question.

XRF testing helps determine what is in the paint. Dust wipe sampling helps determine what has settled onto the surfaces people actually touch.

Both methods play an important role in lead inspections, especially as dust-lead clearance levels remain extremely low. Choosing the right approach early helps avoid delays, confusion, and unexpected compliance issues.

Understanding the difference allows you to plan smarter and keep your project moving.
