Performing an inspection is not about creating problems. It is about examining a property and identifying areas of concern from a life safety standpoint.

Minor issues should not become “dealbreakers”. Some may be negotiable and others may not be so.

Major ones are important to buyers because they represent the potential of significant repair costs in addition to the acquisition cost of a purchase.

Inspection reports are meant to inform, not to interfere unnecessarily with the purchase of a property. We are here to assist in making informed decisions to the client, whether they are a buyer or a seller.

It’s the end of July, 2020 and we are still facing unexpected challenges from COVID-19 and other sources. Our day to day needs for housing, food and security haven’t changed. It is essential to focus on immediate needs while also looking forward to the future. Sherlock Homes Inspections is here to assist you in your plans for your future.

Buying or and selling homes continue, and the importance of a thorough inspection is a key element of these transactions. I have resumed making property inspections and continue to follow prescribed best practices for health and safety. What does this mean for you?

All inspections will give first and foremost attention to client concerns for good hygiene & respect for special considerations. Next, the inspection and report will seek to identify important components which may require repairs or replacement. As always, I offer post inspection support to my clients.

The most valuable thing to me is the client/business relationship. By that I mean to listen carefully to your concerns, look closely at the property and provide clear, comprehensive documentation of the condition in easily understood terms. Hello,
In these uncertain times, the one thing that you can be sure of are unexpected surprises. As a homeowner the most important thing is to be prepared. Whether it’s a natural event or man made (as in a roof leak or electrical issue).
I’ll assume that for most people, a home inspection & report was a part of the purchase process. Do you know where to find it? Have you looked at it since you first received it? If not, now would be a good time to look it over again. Look for highlighted or repair/replace comments. Check off the items you’ve fixed, and most important look at the items not yet done. Get estimates for these items, prioritize them and plan how you will pay for any cost of repairs. You’ll sleep better at night.

I have been a consultant, owners representative, construction manager and contractor. Sherlock Homes Inspections is my opportunity to share my knowledge with you. At this time, I will be unable to perform inspections until late August due to shoulder surgery. In the meantime, I will be providing consulting services on projects large and small. If you have a question, need assistance with organizing a plan for maintaining or renovating your home, please contact me. Over 40 years of working in “the trades” taught me the value of using best practices during construction. Now as a property inspector I use that experience to objectively look at a property. In this picture look at the stairs. My report noted the lack of a handrail. Imagine if someone you loved fell and injured themselves. That’s why I do what I do, to make sure that unsafe conditions are considered.
