Sports Illustrated recently visited Hinchliffe Stadium to explore the history, cultural significance, and remarkable restoration of the City of Paterson's one-of-a-kind landmark. 🏟

They met up with stadium developer BAW Development's Baye Adofo-Wilson to talk about the triumphant revival of Hinchliffe and how this early American arena played a great role in Negro Leagues history.

Developer Pedro Gomes recently secured Zoning Board approval for a 15-story, 140-unit residential tower 273-275 Orange Street and 76-78 Nesbitt Street in the City of Newark, NJ - City Hall located within the Broad Street Station redevelopment area.

Designed by the Musial Group and with planning support from Stonefield Engineering and Design, this is one of two significant projects from along Orange Street from the Gomes Group helping to redefine this emerging gateway to the City. 🌆

Expanding on our recent reflections on the importance of libraries, Nishuane Group Founding Principal George Wheatle Williams recently had the opportunity to tour Yale University’s Sterling Memorial Library (Yale University Library) in New Haven ahead of the “Launch,” the Advanced Studio at Yale School of Architecture. Guided by James Fullton III, the visit offered a deeper appreciation for libraries not simply as repositories of books, but as some of the most important civic and academic spaces we have access to.

Originally designed by architect James Gamble Rogers and opened in 1931, Sterling Memorial Library is celebrated for its extraordinary Gothic Revival architecture, remarkable craftsmanship, and more recently, its thoughtful restoration efforts that have carefully preserved the building’s historic character while adapting it for modern academic life.

From hidden architectural “easter eggs” woven throughout the building to the painstaking, context-sensitive restoration work completed over the years, the library stands as a testament to design excellence, stewardship, and the enduring importance of spaces dedicated to learning and community. 💜

Earlier this month ground was broken on a new senior community at 1033 Willow Avenue in the City of Hoboken. The six-story development will deliver 36 deed-restricted units for residents 55 and older, marking the City’s first new senior affordable housing project in more than 30 years, helping ensure longtime residents can remain in the community. 👴🏾

Nishuane Group was proud to play a role in advancing this important project, having reviewed the application back in 2024, which required Site Plan Approval with D-5 density and D-6 height variance relief, along with bulk and area variances. A central focus of the application was the delivery of 36 age-restricted affordable housing units, reinforcing the project’s strong community benefit and its role in expanding housing options for seniors in .

The City of Orange Township runs on Dunkin'. 🍩

Back in March, we stopped by the new and improved Dunkin' at 529 Main Street for a site visit, following their remodel and prior to the grand reopening festivities set for April 29th.

Dunkin’s new next-generation location in Orange brings updated interiors, digital kiosks, mobile pickup areas, and an innovative beverage tap system designed to create a faster and more convenient customer experience. The 1,800 SF location also celebrated its grand reopening with a $5,000 donation to Crown Work Inc., a nonprofit focused on creating opportunities for children in historically marginalized communities through the Dunkin' Joy In Childhood Foundation. 💰

East Orange, say hello to 21 North Park Street, which was approved by the East Orange Zoning Board of Adjustment earlier this week. 👋🏾

The former Harris Diner at 21 North Park Street is set to be transformed into a new four-story mixed-use development featuring 15 residential units above nearly 2,000 SF of ground-floor commercial space, including a proposed health food store and medical office. The project will also bring upgraded landscaping, EV charging stations, bicycle storage, pedestrian improvements, and on-site parking to this highly visible corner near the border with Orange.

More importantly, the development gives new life to an underutilized property by introducing housing and neighborhood-focused retail. 🛍 Plus, the project helps strengthen the streetscape while creating a transition between the surrounding commercial uses and nearby residential neighborhood.
