I did it, moved to Wisconsin. Keeping my CA PI License active so that I can still do data searches and background checks for some of the law firms, clients that need services. I was given some contacts by attorneys to hit up some firms out here see if they need my services.

OMG so disgusted today at court, was at down town LA court. For a case I investigated. However, I overheard in the hallway some attorneys that were representing landlords or property owners speaking to a defendant. I understand that the attorneys defending their clients but come on talking people down has nothing to do with any case. I heard one attorney who said to a defendant. "Yeah, okay so what, you claim the documents are false or perjured so what! All that means is we will refile again with the corrections, and you will owe more money." WTF a sworn bar member admitting their client's documents are false! Now I'm no attorney, so please consult one.

But I have done my fair share of Unlawful Detainers investigation cases (both for defense and plaintiff's). My investigations always start with what laws are in play and what can be proven. I even researched what new cases that have been handed down by California Appeals and California Supreme Court decisions are ruled on that govern my direction for the investigation. 1st. Most common ruling deals with violation of CCP 1161.(1) 1161.(2) (3-Day Notice to Quit) the most current case is Eshagian vs., Cepeda B340941 LA County Ct. No. 22VEUD0277 Super. Ct. App. Div. No. 23APLC001479 (2025)

That indicated a 3-Day notice to quit must comply to CCP 1161. That within the 3-day notice to quit it must show date of service. 2. It must indicate Start Date/Time and End Date/Time. 3. So that an ordinary tenant can understand. The court stated failure to have this, makes the "notice to quit - defective" and was rule reversable error in favor for defendant.

Don't get me started on documents that clearly violate California Perjury laws. Re: 118, 125, 132 & 134. That cover offering a "instrument in writing” re: Proof of Services, 3-day Notice to Quit, affidavits to be used as truthful and proven not is PERJURY! The most common is certifying under the penalty of perjury a proof of service, that was signed as completed prior to even being at the location.

As I walked out of court today, I kept thinking how many people are victimized by the dirty judicial process and that steam rolled by overzealous attorneys that know they are violating laws.

Earlier today I had a meeting with some awesome people, pow wow meet the topic was how a law firm that owes me serious past due money for services rendered since October 2025.
I was given great advise
1. Contact their client's and demand payment in full on pass due invoices, since they authorized approval for work.
2. Contact the judge hearing the case, to request payment.
3. Contact CA State Bar with regards to past due payment of services. Re: 2023 Rules of Professional Conduct

[2] As used in this rule, “advances for fees” means a payment intended by the client as an advance payment for some or all of the services that the lawyer.
4. Civil Law suit. * Last resort.

PSA - FYI - TOPIC CAN A PI CARRY A FIREARM AND PROTECT A PERSON?
Q.1. Can California Private Investigators carry a firearm? A. Yes, a private investigator (PI) in California can carry a firearm, but they must have a valid Bureau of Security and Investigative Services (BSIS) Exposed Fi****ms Permit or have a local concealed carry permit (CCW) to carry a concealed weapon. The permits must be carried within their wallet at all times.
Q.2. Can California Private Investigators protect a person? A. Private Investigators (P*s) may only protect persons if that service is incidental to an investigation they have been hired to conduct re: During Investigations If a client is in a situation where the investigation itself might put them at risk, the PI can provide a level of personal security as part of that case.
Confidentiality and Privacy P*s have a duty to maintain confidentiality and protect the privacy interests of all persons involved in an investigation, which indirectly protects individuals from unwarranted disclosure of personal information. * This is usually a witness in domestic violence cases or a criminal case witness.
