The Maryland General Assembly adjourned on April 13, 2021. More than 60 bills were introduced regarding the rental industry. All of the bills were successfully defeated except for three.

HB 18 Requires a landlord to give tenant a 10 day advance written notice of intent to file Failure To Pay Rent claim in the District Court. The claim may not be filed before the 10 day period expires.

SB 401 This bill establishes new guidelines for notices of non-renewal of leases. Month to month lease is now a 60 day notice, year leases will require a 90 notice of non-renewal. The amount of notice required from a tenant to vacate is not affected.

HB 861 This bill establishes guidelines for landlords who choose to allow applicants to submit a reusable Tenant Screening Report.
