Do I need an encapsulation service if my house is new?
Although many do not believe it. Yes. At Iron River we have done complete encapsulation systems on homes that are over 100 years old and homes that are less than 3 months old.
Structural problems in the home may not begin to show up until several years, or even decades, after the home was built. However, the appearance of fungus on the beams can take only a couple of weeks to appear.
Why should I do an encapsulation if I only have fungus problems and not structural problems?
Mainly for 2 reasons:
Short term reasons:
In order to insure your house.
To be able to mortgage your house.
To be able to sell your house.
In order to perform any of these actions, the agency will send an inspector to check the house from the ground to roof. And the presence of fungus in the beams and main beam(s) that support the house will be a reason to deny the application for insurance, mortgage or for the house to be purchased with a loan.
Long term reason:
Humidity:
Fungus is just a symptom. The problem is the humidity that produces it. This humidity, if excessive, will decompose the fiberglass insulation that is usually placed in houses. So you will have to pay to have it removed and taken away. Believe me when I tell you that it is very common for us to have to take it out and take it with us.
Bad odor problems. That moisture rises through the floor and creates a bad smell inside the home. It may involve having to change pieces of rotten wood inside the house.
WARNING! This may be the worst of all. Arched or bowed floors. The presence of moisture for years or decades implies more moisture in the beams. The more moisture there is inside the beams, the more likely they are to sedate under weight.
To solve this problem, you don’t just have to do an encapsulation at the end. But we will have to perform a floor survey to level it to its original position. This will end up being much more expensive than simply having it encapsulated to prevent.
