Do I need an encapsulation service if my house is new?

Although many do not believe it. Yes. At Iron River we have done complete encapsulation systems on homes that are over 100 years old and homes that are less than 3 months old.

Structural problems in the home may not begin to show up until several years, or even decades, after the home was built. However, the appearance of fungus on the beams can take only a couple of weeks to appear.

Why should I do an encapsulation if I only have fungus problems and not structural problems?

Mainly for 2 reasons:

Short term reasons:
In order to insure your house.
To be able to mortgage your house.
To be able to sell your house.
In order to perform any of these actions, the agency will send an inspector to check the house from the ground to roof. And the presence of fungus in the beams and main beam(s) that support the house will be a reason to deny the application for insurance, mortgage or for the house to be purchased with a loan.

Long term reason:
Humidity:

Fungus is just a symptom. The problem is the humidity that produces it. This humidity, if excessive, will decompose the fiberglass insulation that is usually placed in houses. So you will have to pay to have it removed and taken away. Believe me when I tell you that it is very common for us to have to take it out and take it with us.

Bad odor problems. That moisture rises through the floor and creates a bad smell inside the home. It may involve having to change pieces of rotten wood inside the house.

WARNING! This may be the worst of all. Arched or bowed floors. The presence of moisture for years or decades implies more moisture in the beams. The more moisture there is inside the beams, the more likely they are to sedate under weight.

To solve this problem, you don’t just have to do an encapsulation at the end. But we will have to perform a floor survey to level it to its original position. This will end up being much more expensive than simply having it encapsulated to prevent.

Do I need to remove the insulation that I have in the crawlspace?

It’s a good question and it can be a yes or a no. In general, at Iron River we are not in favor of having toxic products such as fiberglass insulation. But we also understand that our customers want to save when taking the service.

This is our suggestion. If the fiberglass insulation is in good condition, we do not recommend removing it. Although it is no longer necessary after we install a full encapsulation, it is not something that works against it.

In case the humidity has already done its job and the fiberglass is in poor condition and generates a bad smell. Now the story is different. We do recommend removing it for 2 reasons:

The moisture that is present in the fiber will have to be removed later by the dehumidifier. Something unnecessary.
Although the humidity of the insolation is eliminated, the bad smell will continue and go directly to the house. So it will have to be removed eventually.

These are two different services that aim to solve different problems.

Encapsulation: Its goal is to keep moisture out of the crawlspace.

Drainage system: Its objective is to keep the water. I repeat, keep the water (not the humidity outside the crawlspace.

Houses in general often have moisture problems. At least in the state of Tennessee due to high humidity. Therefore all houses require a minimum level of encapsulation according to the building code in order to be sold. It is for the same reason that it is very common to see old or new houses with black plastic on the floor of the crawlspace. Since that plastic is cheaper (not economical in the long run) to be approved by the inspector. That black plastic does produce a barrier against the humidity that comes from the ground (but not from the environmental humidity). But that plastic has a useful life of about 5 years. Which is little, and you will have to change that plastic again after that time has passed.

Now the drainage system is needed when water appears in the crawlspace. Water that can come from under the ground due to a large presence of water near the house. It may also be due to the slope of the terrain causing rainwater to reach the crawlspace.

Depending on the amount of water, this can cause 2 problems.

Average levels of water: The presence of water in the crawlspace will increase the presence of humidity in it. In case of having carried out a complete encapsulation, the dehumidifier will have to work much more (greater cost of light in your bill) to be able to eliminate the humidity, while the earth absorbs the water.
High Water Levels: This can cause high water levels to simply destroy a previously made encapsulation. I repeat, this is because the encapsulation is not made to fight water, but humidity. This being the case, we would have to make a drainage system and repeat the encapsulation. This will result in a huge financial expense that could have been much smaller.

Now, what happens when a full encapsulation is done? What’s up with those vents?

Part of the full encapsulation service is sealing those vents. Since the moisture that comes from the ground will be removed by the dehumidifier, a ventilation system like the windows in the blocks is not necessary. At Iron River, when we carry out a complete encapsulations, the installation of a dehumidifier is included (with exceptions). This machine is not for rent. Purchased and installed.

Now, being an electrical machine that is connected to electricity in the house, the consumption of this machine will be added to the electrical consumption of your house. It is not a machine that will work 24/7, so you should not worry that the electrical consumption will increase excessively. But at the time of being installed, you will not pay any rent, simply the electrical expense in which the dehumidifier incurs.
