Add a valuable and reliable revenue stream to your facility with the S-Qubed Tenant Protection Plan. S-Qubed pays 50% of the plan monthly revenue. For example, a 500 unit facility with only 80% occupancy (400 units) and an 80% coverage rate (320 covered tenants) at the lowest coverage amount, generates $3200 in total monthly revenue, with the owner retaining $1600. Additionally, S-Qubed pays your store manager a monthly incentive bonus of $0.50 per policy, so the manager in the example facility would receive a monthly incentive bonus of $160.00 at no cost to the owner.

Having a well trained store staff is paramount to running an efficient and profitable facility. At S-Qubed, our proven training program consists of a full 80 hours of training as well as on-going support. We also offer a 40 hour “crash course” for those times when an owner finds themselves in a real pickle and just need someone to pick up the basics quickly. In=person training is available through the State of Texas. Remote training is available at locations outside of Texas.

Our founder and President, Monty Rainey, wrote the book on Revenue Management for self-storage. Literally. His ebook written in 2005, has been the foundation for virtually every large operator in the U.S. The difference being, the REITs took the information and created their own in-house software. We see many flaws with this as software can only do so much based on the information written into the program.

This does not account for the uniqueness of each individual property. Two identical properties across the city from each other have different demographics and simply cannot have efficiently managed revenue management if the same approach is taken for both facilities. That’s why at S-Qubed, we still go through the painstaking efforts of manually inputting the components of revenue management for each facility. The results are staggering. While REITs strive to show their investors 6% year-over-year revenue growth, our mature properties average over 12.8% annual revenue growth.
