One postcard to a cold list won't sell a car.

That's the thing most dealerships figure out after the first campaign. Direct mail works for automotive — but only when you understand what's actually driving the numbers.

Here's the short version:

Conquest mail (cold prospects, in-market shoppers) averages 2–5% response. That's the industry benchmark from the ANA/DMA Response Rate Report.

Your own service customers and leaseholders? 5–9%. Same channel. VerYour own service customers and leaseholders? 5–9%. Same channel. Ver different list.

The dealerships I see get the best results aren't necessarily mailing more. They're mailing smarter — cleaning the data before it prints, making a specific offer with a real deadline, and going back two or three times instead of once.

One drop on a high-consideration purchase rarely moves anyone. A $35,000 decision takes more than one postcard to close.

Full breakdown — benchmarks by campaign type, what moves the numbers, and what I see going wrong on most automotive direct mail — is in the new post on the Cornerstone blog.

Something I see all the time working with nonprofits across the Hudson Valley:

They mail their best donors once a year. Once.

And then wonder why direct mail "doesn't work."

It works. The strategy doesn't.

A well-run nonprofit mailing program touches its house file four to six times a year — renewals, upgrades, mid-year appeals, emergency campaigns. Your most loyal donors want to hear from you. One mailing a year tells them you don't need them that much.

There's also something even more basic most nonprofits are missing.

If your organization is a qualifying 501(c)(3) and you haven't filed PS Form 3624 with USPS, you've been paying commercial postage rates on every campaign you've ever mailed. The nonprofit Standard Mail rate is significantly lower. You file once. It applies to every future mailing permanently.

Those savings go back into the mission — not the mail budget.

I broke down the full picture over on the blog this week: what response rates nonprofits actually see by sector, why list quality determines your outcome before a single piece goes to press, and what three things move the number most.

HVAC, plumbing, and roofing companies: direct mail response rates run 2–5% on cold prospect campaigns. But where you land in that range depends almost entirely on timing, targeting, and whether you made an actual offer.

Here’s what works by trade

HVAC — Timing is everything. Spring and fall campaigns consistently outperform off-season drops to the same list — often 2x the response. Send when homeowners are already thinking about tune-ups. Oversized postcards. Clear offer. Deadline. That’s the format.

Plumbing — You’re building name recognition for a need that shows up without warning. A drain cleaning coupon gives people a reason to call before the emergency hits. That first call becomes a relationship. When the pipe bursts at midnight, they call you — not the contractor they’ve never heard of.

Roofing — Storm-triggered campaigns mailed within two weeks of a hail or wind event get the highest response rates, every time. Homeowners are already looking at their roofs. Mail that arrives in that window gets read. The best roofing programs run two tracks: an evergreen brand drop twice a year, and a fast-turn storm drop when weather hits.

And one thing that applies to all three:

“Call us today” is not an offer. “$50 off a spring tune-up through April 30” is. A deadline creates urgency that a generic message never will.

We’ve run HVAC, plumbing, and roofing campaigns across Ulster, Dutchess, and Orange Counties since 1998 — including list targeting, printing, and postal processing, all in-house from New Paltz.

Quick question: do you know what envelope size your last mailing used — and whether you paid the right postage for it?

Most businesses don't — and it costs them more than they realize.

USPS classifies envelopes as either letters (up to 6.125" × 11.5" × 0.25" thick) or flats (anything larger). The difference in postage? $0.78 vs. $1.63 per piece for First-Class mail in 2026. On a 5,000-piece campaign, that gap is $4,250.

Here's a cheat sheet for the most common envelope sizes:

#10 Envelope (4.125" × 9.5") — standard business letter, invoices, direct mail. Letter rate.
A7 Envelope (5.25" × 7.25") — cards, invitations, fundraising appeals. Letter rate. #9 Envelope (3.875" × 8.875") — reply envelopes that nest inside a #10. Letter rate.
9×12 Envelope — flat documents that can't fold. Flat rate (starts at $1.63/oz).
Window #10 — same as #10 but shows the printed address through a transparent panel. Billing standard.

There's also a rule most people don't know about: USPS requires a machinable aspect ratio between 1.3 and 2.5 (length ÷ height). Square envelopes don't qualify and get hit with a surcharge. Small detail — big cost at volume.

We put together a full reference guide covering every standard envelope size with exact dimensions (in inches AND millimeters), weight limits, postage class, and what each size is actually used for. The link is in the comments.

Healthcare direct mail averages a 4.09% response rate — second highest of any industry tracked by the ANA.

For context: financial services comes in at 3.95%, real estate at 3.32%. Healthcare beats them both. And the ROI numbers are just as strong — direct mail to house lists averages 161% ROI vs. 44% for email and 21% for social.

Why does healthcare mail perform so well? It comes down to trust. A healthcare piece gets handled differently than a retail flyer. People read it. They file it. When they're ready to act, they go back to it.

The campaigns that consistently outperform the average:

New mover sequences — someone who just relocated to the area doesn't have a local doctor or dentist yet. They're warm, not cold. Two-piece sequences (introductory postcard → personal letter 10 days later) consistently outperform single-piece mailings to the same list.

Age-trigger campaigns — someone turning 65 becomes Medicare-eligible. A household with a new baby needs a pediatrician. The more specific the trigger, the higher the response.

EDDM for new locations — no list required, full carrier-route coverage, no patient data to manage. Clean compliance, full reach.

And on compliance: if any campaign touches patient records, your mail vendor must sign a BAA before handling that data. This isn't optional — it's federal.

We've built healthcare direct mail campaigns across Ulster, Dutchess, and Orange Counties for over 25 years. Full breakdown of formats, list types, postage, and HIPAA guidance is on the blog; the link is in the comments.

81% of homeowners call only one real estate agent before they hire.

Not a shortlist. One.

That's from the NAR 2024 Profile of Home Buyers and Sellers — and it changes how you should think about farming.

You're not competing at decision time. You're competing to be the only name in their head before the decision happens.

That's the entire job of a farming postcard campaign.

The agents I see fail aren't mailing bad postcards. They're stopping at month 4.

Three months of quiet, they assume it's not working, and they quit.

That's the most expensive mistake in real estate direct mail.

The agents who keep going — month 6, month 9, month 12 — are the ones who call me to scale up. Not to stop.

A few numbers worth knowing:

Real estate direct mail averages a 3.32% response rate industry-wide (ANA/DMA 2025). For cold farming, expect 1%–3% in year one.

That sounds low until you do the math. A single listing commission on a $400,000 Hudson Valley home is worth $10,000–$12,000. One callback that converts pays for the whole year.

And format matters more than most agents realize.

Just Listed / Just Sold postcards build brand visibility. They are not direct-response pieces.

Expired listing outreach is different. A letter in an envelope feels personal. A postcard announcing a home didn't sell feels like a public notice.

Match the format to what you're actually saying.

Full breakdown — response rates by campaign type, which formats pull for which audience, how to keep your list clean — is at the link below.

Question for the agents reading this: what month of your farming campaign are you on — and have you seen any callbacks yet?

Most Hudson Valley businesses obsess over the wrong number when it comes to direct mail.

They ask: "What's your cost per piece?"

Wrong question.

Here's what actually matters: What does a NEW CUSTOMER cost you?

Real breakdown for 5,000 premium direct mail pieces:

→ Custom design: $1,800 (one-time investment)
→ Premium 14pt cardstock: $2,400
→ Full-color offset printing: $2,200
→ First-Class presort delivery: $2,750
→ Data processing (CASS/NCOA): $350

Total campaign: $9,500

At a 2% response rate and 25% conversion:
• 100 responses
• 25 new customers
• $368 cost per customer

If your average customer is worth $2,000 or more?

That's a 5x return on your investment.

The math works when you track the right metric.

Stop counting cost per piece.

Most Hudson Valley business owners discover EDDM after they've already spent thousands on mailing lists they didn't need. Here's the cost breakdown they wish they'd seen three campaigns ago:

TRADITIONAL DIRECT MAIL:
→ Mailing list purchase: $50-$100 per thousand
→ Postage: $0.30+ per piece
→ All-in cost: $0.75-$1.10 per piece

EDDM (EVERY DOOR DIRECT MAIL):
→ Mailing list: $0 (no list required)
→ Postage: $0.223 per piece (USPS Retail rate)
→ All-in cost: $0.66-$0.98 per piece

For a 5,000-piece campaign, EDDM saves $500+ in list costs and $350+ in postage compared to targeted mail. That's over $850 in cost savings per campaign.

HOW EDDM WORKS:
✅ Select USPS carrier routes (200-500 households per route)
✅ No individual addressing—pieces go to "Postal Customer"
✅ Deliver to every residential/business address on selected routes
✅ Target by geography + basic demographics (income, age, household size)

EDDM is ideal for Hudson Valley restaurants, home services (HVAC, lawn care, plumbing), real estate agents, and local retailers where every household in a neighborhood is a potential customer.

REAL EXAMPLE FROM OUR 500+ CAMPAIGNS:
We run EDDM for 40+ Hudson Valley businesses every quarter. The most common reaction when they see the cost breakdown? "Why didn't anyone tell me about this three years ago?"

Kingston lawn care company case study:
→ 2,800 EDDM postcards across 3 residential carrier routes
→ Total cost: $2,644
→ Response rate: 2% (56 inquiries)
→ Conversion: 30% (17 new customers)
→ First-year revenue: $14,450
→ ROI: 119%

After managing direct mail campaigns from New Paltz since 1998, we've seen this pattern hundreds of times: businesses pay for mailing lists for 2-3 campaigns, discover EDDM, and realize they could have saturated their service area for 40% less cost from the start.

CRST manages full-service EDDM campaigns for Ulster, Dutchess, and Orange county businesses—route selection, demographic analysis, design, printing, bundling, and USPS delivery.

They're measuring the wrong metric.

After mailing 2.3M+ pieces across Ulster, Dutchess, and Orange counties, here's what actually matters: cost per response, not cost per piece.

Direct mail: 4.4% average response (Data & Marketing Association)
Email: 0.12% average response

That's 36 times higher response for physical mail.

Why the gap?

→ A postcard sits on a kitchen counter for days. An email gets deleted in seconds.
→ USPS tracking proves delivery. Email deliverability is a black box.
→ Frequency builds recognition. Email unsubscribes kill it.

Sample 5,000-piece campaign:
• $3,750 total cost
• 2% response = 100 leads
• 25% close × $300 = $7,500 revenue
• ROI: 2x in one cycle
