There's a moment in every showing when a buyer falls in love with a house. That's usually the moment to start paying closer attention.
Looking at homes is the easy part. Most buyers can do it on a Saturday with their phone.
Evaluating them, structurally, in the context of the neighborhood, against what the resale will look like in five years, is where experience earns its keep. 🏡
I've walked through homes with buyers in Trinity where the listing photos were beautiful and the bones were quietly off. I've walked through others that photographed plain and held up under every test that matters. 👁️
