Most buildings have a wall above the roof line that nobody thinks about until something falls off it. That wall is called a parapet, and it's now required to be inspected every year under Local Law 126.

The part of a capital project that matters most is the part that wasn't in the original scope.

A board approves a budget and a timeline. Then something changes mid-job, and the only thing that determines whether it becomes a delay and a special assessment is how the project was set up to absorb it.

We recently managed a FISP project where the roof assembly failed halfway through a $1.7M facade scope. The project never stopped, and came in $400K under budget.

When a building gets red-tagged, boards brace for months without gas. That's the norm in property management, because the industry was never built to handle complicated emergencies.

One person is expected to juggle the whole process: vendors, Con Ed, unit access, board, residents. All in sequence.

But it shouldn't be like that. The stakes are high. These are people's homes.

We built our emergency process differently. A team moving in parallel, with the right systems coordinating every thread at once, real-time communication to boards and residents.

A Chelsea building we manage got red-tagged last month. Gas was restored in four days.

That's the standard.
