This week's project spotlight is Starwood Capital's offices, a project that could have easily been built around a view. This one, we built around the light.

In the angular Solar Carve Tower, Starwood Capital’s offices lean into the building’s geometry — diamond-shaped rooms, triangulated corners, black-metal-framed glass. Frosted workstations and light-filled offices allow the daylight to move through the plan and makes the space feel alive.

Making sure to soak up the last of the summer sun.

Design Republic joined SPK/Lewis and Rockstar Games at the Homeplate Suite to watch the New York Mets take on the Milwaukee Brewers. Great food, drinks, and even better company — plus our group got invited onto the field for a pregame photo!

Groundtruth (Formerly xAd) outgrew their Flatiron office in six months and expanded into 43,849 square feet at One World Trade Center. They didn't want a bigger version of the former space, they wanted the same energy at a bigger address.

We designed to their three values.

Transparent: no private offices, full circulation at the window line.
Disruptive: angular millwork that folds from bench seating into credenzas, glass portals framing the Statue of Liberty.
Relentless: a café sized for every kind of break. Naps included.

A staff lounge with a river view. Also a broadcast set.

The "Speakeasy" at NBC Tower does both — somewhere to get away from the desk on a normal day, a shootable location when a special broadcast needs one.

It came out of the work Design Republic led to bring NBCUniversal's Local News and Local Telemundo operations onto the 2nd floor and a partial 4th: studios, newsroom, technical production, office space. Partners by Design served as architect of record and ONE Global Design partner.

A space built for high-intensity news but designed to provide daylight and room to think for the people making it.

This week's project highlight: Convene at 555 & 557 Broadway.

The site was the landmarked Scholastic Building — two second floors sitting at slightly different heights, each with historic detail worth keeping. The plan joined them into a single 28,736-square-foot venue that reflects Convene's brand and supports a range of event sizes and formats. Design Republic served as Architect of Record, working with design architect Marlo and Kroft from Design Development through Construction Documents and into construction.

The strategy: preserve the building's history while building in real flexibility. Sloped transitions tie the two floors into one usable plate. Exposed brick and original terracotta were kept throughout, and a former partition wall and fireplace were repurposed as defining features.

The result: 28,736 square feet that read as one space, not two buildings stitched together — extending Convene's platform into SoHo without asking the Scholastic Building to give up its character.

Materiality played a key role in shaping the identity and atmosphere of King & Spalding's new headquarters at 1290 Avenue of the Americas.

Honed marble, warm woods, painted bronze, and tactile limestone establish a sense of elegance and continuity throughout. Texture and tone shift subtly from zone to zone, so each space reads as its own while the neutral base palette holds the whole thing together. Limestone anchors all three bespoke staircases.

Across four floors and 190,000 square feet, the consistency is doing quiet work to make it feel like one place instead of four.

Delivered by us as Technical Design and Delivery Architect, alongside tp bennett.

This week's project spotlight is the newly completed King & Spalding global hub at the iconic 1290 Avenue of the Americas. Design Republic served as Technical Design and Delivery Architect, working alongside our trusted partner tp bennett to bring it to life.

Four floors. 190,000 square feet. Fifteen meeting rooms, four terraces, and two feature staircases connecting the working levels — all designed to serve as a global meeting point for King & Spalding's lawyers and its roster of marquee clients. The space prioritizes collaboration, flexibility, and wellbeing, answering King & Spalding's ambition for an inviting, future-ready environment that works as both a workplace and a destination for events.

Delivering that inside this location meant solving for the deep-plan floorplates typical of Midtown Manhattan towers. tp bennett's design cut dramatic openings through the concrete slabs, connecting the levels visually and physically and pulling natural light deep into the interior. The result gives all staff equitable access to daylight, amenity spaces, and informal meeting zones that foster connectivity.

Taylor Swift and Travis Kelce have made a $2 million gift to Education Through Music.

ETM is a New York nonprofit that partners with under-resourced public schools to make music a core subject, not an after-school extra. Gabriel Hernandez, our Principal, is a proud supporter and Board Member of which has provided over 8 million hours of music instruction, positively impacting more than 18,000 students each week.

Congratulations to ETM on a gift that will bring music education to thousands more students in NYC schools. It goes to the teachers, instruments, and resources that keep music a core part of a child's education, building confidence, collaboration, creativity, and stronger academic outcomes.
