This home has very unique features which made it fun to photograph.

My goal when photographing is to capture the soul of the subject. Homes have souls and personalities. I took these a while ago. This home was "cozy" and had a\\the spiral staircase was an added charm.

I had the pleasure of photographing this dining room in a truly luxurious home — and getting the shot right took more than just pointing and clicking.
The dining table anchors the lower half of the frame, flanked by glass doors on the left and the passageway to the kitchen on the right. That framing highlights the home's easy flow and gives the composition balance.
Above the table, a passthrough offers just a glimpse of the kitchen — enough to suggest its elegance and the natural connection between where a meal is prepared and where it's served. The view through the windows is an added bonus.
Look closer and you'll notice the subtle interplay of squares and rectangles on the wall behind the table, echoed in the floor tiles to the left. It's a quiet visual rhythm that ties the whole room together.
This space is the work of a talented interior designer and skilled artisans. I put real thought into this photo, and I hope it does their craftsmanship justice.

When photographing a home's interior for a real estate listing, it's common to shoot from the corners of a room — this helps showcase the full space. But the photo I took of this kitchen uses a different technique: one-point perspective, where the camera is pointed directly at a wall, door, or window.
Not every room lends itself to this angle, but when the layout is right, one-point perspective makes a photo feel interesting, elegant, and almost architectural.

Use Vertical Photos!!!!

I see many listing videos taken in the vertical format. Although vertically formatted photos do not look good on MLS, you should use them for social media. In fact, for Instagram vertically formatted photos look better then horizontal photos. Landscape (horizontally formatted) photos can be cropped into verticals, but this often compromises the resolution. You don't want that.

I recently captured these photos for Gia Freer of Palm Beach Premiere Real Estate. Gia just listing this apartment at 719 Gardens Drive in Pompano Beach. It only takes a few seconds for me to reset my camera to take vertical photos and I charge a very nominal fee for editing the extra pictures. The time and expense needed to capture verticals adds value while adding very little cost.

Do buyers ever buy a home based on the photos alone?

Absolutely.

I’ve been photographing homes for Tony Loffredo for many years, and this beautiful property in the Arden community out in the Acreage of Palm Beach County is a perfect example of why great listing photos matter.

One of the things I really appreciate about working with Tony is how much care he puts into every detail. He made sure the home was ready before I arrived, and together we spent a few hours capturing the photos, aerials, community amenities, and twilight shots. It was a fun shoot, and that teamwork really showed.

And the results speak for themselves: 19671 Split Trail Run went under contract just 24 hours after the listing went live.

Even more impressive, the buyer was from out of state and made an offer without seeing the home in person. They connected with what they saw in the photos.

I had the pleasure of taking these photos for John and Sandy Casey. This is their listing at 1134 SW Balmoral Trace, in Stuart, Florida. I love the view from the screened lanai. It's peaceful and overlooks the water with the golf course on the other side. The rest of the home is just as nice.

Here are photos I took of a nice home at 774 SW Balmoral Trace in Stuart, Florida. I took these for John and Sandy Casey with Keyes-Jupiter-Tequesta. This community, The Florida Club, has lots of trees which makes it great to photograph. They also give privacy and charactier to the neighborhood.
