Ways you can find income TODAY:
1. Focus on it! Like a plant, it will grow if it's watered.
2. Get back to basics. Are your rents right? Is the property clean?
3. Know what's best for the business, and do that. Don't get distracted by the fancy stuff.
4. Strategize, but don't wait too long to act.
5. Zoom in and out from the weeds to macro market conditions. Know the big picture so you can hone in on what is necessary, then be prepared to get in there and do what needs to be done.
6. Drop any ego you have about what it means to "be a leader" and stay at "30,000" feet. Nobody cares about that. I got a lease and made my client $17K before 9am today. That's real money.
7. If you've been through a tough market and your team hasn't, be there WITH them. Do the work together, shoulder to shoulder.
8. Earn your business. Call people. Call people back. Answer the phone. Listen. People will tell you what they want to spend money on.
9. SELL. We are in the business of collecting rents - I don't care which part of the industry you work in, if we don't have rent, we don't have jobs.
10. BE FLEXIBLE. Flex your hours, flex your specials, flex your ideas. And hey, if the flexibility doesn't work, the creativity around it at least makes your day more fun :).
11. Support your site team. Period. End of story. They are out there doing the work, making your investors that nice 9.5% return you promised them (provided your portfolios aren't over-levered and your insurance didn't triple).
Do I sound like an operator? Gosh, I hope so! That's what we need right now - solid operations. Good salespeople. Competent maintenance teams. 90% of the "issues" we get called in to address can be solved by basic operations. So...let's get there!
